Remedial sealant in Earnock, done properly

Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. We work on leaking tray & enclosure joints, failed movement joints and botched or over-sealed joints, and common reasons people get in touch are sealant applied over old sealant that has lifted and torn expansion joints.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Your job is guaranteed for a year, as with all our work.

Landlord and commercial work in Earnock

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

Why it’s worth doing now in Earnock

Hidden water does the most damage: wet floors, stained ceilings and swollen worktops. By comparison, sorting the joint is quick. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Signs you need remedial sealant in Earnock

One of the commonest remedial jobs is sealant on top of sealant. New silicone can’t stick to the old bead, so the new layer peels, and damp and mould settle between them.

Look out for any of the following:

  • Dark patches showing through the sealant
  • Movement joints that have split or pulled away
  • Decorators’ caulk around a bath or shower
  • Leaks that keep coming back after resealing

If you let a flat or house near Chatelherault station, botched sealant from a previous quick fix is easier to strip out between tenants.

What to look for in a quote

  • Who turns up on the day
  • How the surfaces are prepared before sealing
  • What insurance they hold
  • Whether the sealant suits the joint

Your questions about remedial sealant in Earnock

Is Earnock in your area for remedial sealant?

Yes, Earnock is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Do you cover smaller places like Earnock?

Yes, Earnock is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can I choose the sealant colour?

Most of the time, yes. We will explain which colours are available.

Someone sealed over the old bead. Can you fix it?

Yes. Both layers come out; over-sealing fails because silicone will not bond to silicone.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Do you guarantee remedial jobs?

Yes. Our one-year guarantee covers the work, and we are fully insured.

How it works

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere like Earnock may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Mention if the joints have been sealed before
  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive

When something else is needed

It helps to know what we can’t do:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Movement from fittings that aren’t supported
  • Older mastics that may need an asbestos check before removal

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Expansion joints

What affects the cost of remedial sealant

Your quote is based on your job. We take into account:

  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What we need to know

What to tell us when you ask for a quote:

  • Roughly how big the job is
  • Any access issues, like height or stairs
  • Where the property is
  • Whether it has been sealed before

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved and give you a clear quote.

What remedial sealant looks like in Earnock

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you look after a building such as Hamilton Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to Hamilton South Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
