Earnock Window Mastic
Specialist window mastic for Earnock: the right sealant, proper preparation and a neat finish. Ask us for a quick quote.
- Mastic that has split away from the wall
- Draughty joints inside around the window
- Black, perished sealant on frames
How we handle window mastic in Earnock
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you have damp patches on the reveal after heavy rain and leaking joints at the ends of sills, we can help.
Mastic can only go onto a dry joint, so outside work in Earnock depends on the weather. Tell us about access to all the windows and doors, upstairs included.
We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
Window mastic in Earnock: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Earnock is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.
For an older house near a landmark such as Hamilton South Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as Hamilton Academy, larger buildings have plenty of frames, and the mastic around each one ages.
Earnock is about 2 miles south-east of Neilsland, in South Lanarkshire. Anywhere in ML3, our applicators can take on window mastic. Earnock is one of 139 places in South Lanarkshire where we work. There’s also a page for Glasgow, roughly 12 miles from Earnock.
We work across ML3 for window mastic. Whether your property is on Aitken Road, Mansefield Road and Clydesdale Avenue or a nearby road, we can help. What happens if it’s left?
Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we’ll say so. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Earnock: your questions answered
Do you work for landlords with property near Chatelherault station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Is Earnock within the area you cover?
Yes, Earnock is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all.
When is the sealant fully cured?
Cure times vary by product. Before we leave, we will tell you the cure time.
Can you match the sealant to my frames?
Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames generally suit brown.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Surface by surface
Aluminium frames
Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.

Do you need window mastic in Earnock?
Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, while a joint packed solid cannot stretch. Backing rod sets the right depth.
Any of these means the joints need attention:
- White mastic on grey or black frames
- Untidy mastic left by window fitters
- Draughty joints inside around the window
- Cracked sealant at the sill ends
For landlords with property near Chatelherault station, renewing tired window mastic between tenants heads off draught and damp complaints.
Questions to ask before booking
- How the surfaces are prepared before sealing
- Is VAT in the price?
- Whether all the old sealant comes out first
- The length of the guarantee
How the visit works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a morning for a couple of windows and a door. Somewhere like Earnock may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- Clear the area around the work
- Plan for the work area to be out of bounds to pets and children
- Tell us about any previous sealing or DIY attempts

Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
What affects the cost of window mastic
Call for a quick quote. The main things that affect it are:
- The amount of work
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- Mould in or behind the old joints
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.
Asking for a quote
When you call or email, it’s useful to know:
- The type of property
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
We quote each job on its own. Just drop us a line at info@mrmastic.co.uk with the details and send photos if you have them.
