Trusted window mastic in Ferniegair

Do you need window mastic in Ferniegair?

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, and it lets go sooner than it should.

Most people get in touch after spotting something like this:

  • Rushed sealant from a window installation
  • A bead that doesn’t match the frame
  • Mastic that has split away from the wall
  • Water coming in at the bottom corners of a door

Managing a site like Dalziel High School? Then larger buildings have plenty of frames, and the mastic around each one ages.

How to choose a mastic man

Window mastic for homes and businesses in Ferniegair

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on window sills, aluminium frames and patio & French doors, and the jobs we see most are damp patches on the reveal after heavy rain and cracked or shrunken mastic around the frame.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

All of our work is guaranteed for twelve months, in Ferniegair and everywhere else we cover.

What we do, step by step

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. Outside jobs in Ferniegair need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit

When it is not the sealant

In fairness, there are a few things sealant will not fix:

  • A frame that has rotted at the joint
  • A failed sealed unit that has misted up
  • Damp problems in the wall away from the window

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What window mastic looks like in Ferniegair

Ferniegair is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Rented homes near Chatelherault station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Homes close to Ferniegair Mission Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Ferniegair is about 2 miles east of Hamilton, in South Lanarkshire. From the centre of Ferniegair to the outskirts, window mastic is available for homes and businesses alike. Across South Lanarkshire, we cover 139 places, Ferniegair among them. Glasgow is on our list too, around 12 miles away.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Keep jet washers away from the mastic
  • Air rooms to keep condensation down around windows
  • Walk round the house once a year and look at the joints
  • Don’t use solvent cleaners on the joint

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

Leaks normally show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

What the job involves on each surface

Composite doors

Front doors take the weather head on, and the top and bottom corners tend to fail first. Those corners get the most care.

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so they get particular care.
