About our floor joint sealing in Ferniegair

A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors in a colour to suit. Typical jobs include open joints that fill with dirt and tiled floors with no room to move, across wet room & bathroom floors, commercial floors and thresholds.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

There’s a 12-month guarantee on every job.

Thresholds

Thresholds take daily traffic, so we choose a hard-wearing, flexible product and tool it flush.

Skirting boards

Skirting pulls away from the floor as floors shrink and settle. We seal them with a flexible sealant rather than caulk painted or coloured to match.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Leave it or put it right?

Caulk is quick and cheap, but it cracks where the joint moves or gets wet, so the gap reappears. A flexible sealant moves with the floor. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What floor joint sealing looks like in Ferniegair

Floors around South Lanarkshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Schools such as Dalziel High School are buildings too, and entrance and corridor floor joints take a lot of traffic. If you look after a church, hall or community building such as Ferniegair Mission Church, joints in its floors, skirtings and thresholds need resealing as they wear. For landlords with property near Chatelherault station, gaps at skirtings and thresholds are worth sealing between tenancies.

How it works

When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before work begins. The work usually takes a few hours, depending on the length of joint. Somewhere like Ferniegair may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at the gap and the floor type and agree the right sealant.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention any parking rules near the property
  • Mention if the joints have been sealed before

  • Movement too big for a sealant joint
  • Damaged concrete that needs breaking out and repairing

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Landlords, agents and businesses in Ferniegair

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
