Window mastic for homes and businesses in North Motherwell
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re ARBOMaster approved and fully insured, and we give a one-year guarantee on the work. If you have gaps between the frame and the inside reveal and cracked or shrunken mastic around the frame, we can help, on composite doors, window sills and patio & French doors alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Common problems we fix in North Motherwell
Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.
The problems people normally mention when they call are:
- Whistling draughts around closed windows
- Mastic that has split away from the wall
- Draughty joints inside around the window
- Sealant in the wrong colour for the frame
Letting a property close to Motherwell station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
What your quote should include
- What product goes in the joint
- What preparation is included
- What insurance they hold
- Whether they seal over old material or remove it
What sealant work cannot fix
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- A sash or casement that will not close properly
- Penetrating damp from a failed cavity tray or render
- Rotten timber, which needs a joiner first
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

What else we do in North Motherwell
Why it’s worth doing now in North Motherwell
A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. In an older home around North Motherwell, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What happens on the day
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. Most jobs take a few hours for a handful of frames, longer for a whole house. Outside jobs in North Motherwell need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First we look at every frame and agree the list.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Try not to wet indoor joints just before the visit
- Clear the area around the work

Advice
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Walk round the house once a year and look at the joints
- Clear any debris from frame drain holes
- Repaint timber before it’s bare
- Don’t aim a pressure washer at the joints
Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.
Can I do it myself?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Your questions about window mastic in North Motherwell
Can you do window mastic in North Motherwell?
Yes, North Motherwell is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Do you cover smaller places like North Motherwell?
Yes, North Motherwell is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Can you work on commercial sites?
Yes. We have worked for hotels, offices and other businesses and we’re fully insured.
How do I get a quote for window mastic in North Motherwell?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Do you take out the old sealant first?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Where are you based?
Mr Mastic is based in Crawley. We cover North Motherwell and the rest of North Lanarkshire, along with the rest of our area.
Windows and doors in North Motherwell
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
In the older streets around Dalziel North Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as Ladywell Primary School, its window and door frames need their mastic kept sound, just like a home’s.

What the job involves on each surface
Composite doors
A composite door normally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.
Window sills
Where a sill meets brick or render, the ends often crack first. We reseal them so rain cannot run into the wall.
