Earnock questions

Will you come out to Earnock?

Yes, Earnock is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Chatelherault station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.

What is sand mastic?

Sand mastic is a traditional material for pointing round windows and doors. It’s made with sand and a linseed-oil-based binder.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages.

Can I choose the sealant colour?

Normally, yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before we start.

Can sand mastic be painted?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Ask us before decorating.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Frames and glazing around Earnock

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Homes close to Hamilton South Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you look after a building such as Hamilton Academy, the mastic around its windows and doors needs looking after like any other building’s.

What happens if it’s left?

Cement-based fillers and modern sealants don’t always suit a period surround. Sand mastic is the like-for-like choice and that can be important for listed homes. In an older home around Earnock, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Masonry that needs repairing
  • Decayed frames that need repair
  • Sash cords, weights and draught-proofing of the sashes

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

How it works

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours for a single window, longer for several. Outside jobs in Earnock need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Tell us about any previous sealing or DIY attempts
  • Mention any leaks or damp you’ve noticed

Advice

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured.

For anyone letting property in or around Earnock, several properties can go on one quote. Just tell us the addresses and what each one needs.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Signs you need sand mastic in Earnock

Age is the main cause. Sand mastic is a maintenance item like any pointing, depending on exposure and upkeep.

Look out for these signs:

  • Mastic that needs renewing before redecorating
  • Gaps round a timber door in stone or brick
  • Old sand mastic that has cracked, crumbled or fallen out
  • Gaps where the frame meets the masonry

If you let a flat or house near Chatelherault station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Comparing quotes

  • Whether all the old sealant comes out first
  • How the colour is chosen
  • Are they insured?
  • Who turns up on the day

Choosing a sealant specialist

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Check the mastic when you check the paintwork
  • Go gently near the mastic when preparing windows
  • Sort the mastic before the decorators arrive
  • Have rotten timber repaired before new mastic goes in

Do not run silicone over the new mastic. If anything cracks, get it looked at rather than patching it.

Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall so early renewal protects both.
