Sand mastic in Woodhead, done properly
We renew sand mastic around sash windows and doors set in stone or brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. We are often asked to deal with gaps round a timber door in stone or brick and cement or filler used on old window joints that has cracked, across brick reveals, stone surrounds and period & listed homes.
Outdoor sealant needs a dry surface, so window work around Woodhead is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
Each job carries a 12-month guarantee, whatever its size.

Common questions in Woodhead
Do you cover Woodhead for sand mastic?
Yes. Our work covers the whole of Scotland, and Woodhead is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Do you cover smaller places like Woodhead?
Yes. Woodhead is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can I choose the sealant colour?
Yes. Sealants come in white, clear, grey and other colours, and we will agree it with you first.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.
Can old silicone round a sash window be swapped for sand mastic?
Yes. The silicone is cut out and the joint cleaned before the sand mastic goes in.
Where are you based?
We work from Crawley. We cover Woodhead and the rest of South Lanarkshire.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
What affects the cost of sand mastic
We do not publish a price list, because jobs vary so much. What we look at:
- How many rooms, windows or areas are involved
- The size of the job
- When we can work, for business premises
- Whether old sealant or filler has to be cut out
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Whether it’s a home or a business
- The rough size of the job
- The problem you’ve noticed
- Any previous sealing or DIY work
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.
What happens if it’s left?
Not every filler suits an old window surround. Sand mastic is the like-for-like choice and that can be important for listed homes. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

When to call us in Woodhead
Timber frames move with the seasons. That movement opens up the mastic joint over time.
The most common problems we see are:
- Mastic dropping out of the joint
- Failed mastic on an exposed elevation
- Gaps where the frame meets the masonry
- Window mastic to renew ahead of painting
If you look after a building such as Earnock High School, larger buildings have plenty of frames, and the mastic around each one ages.
What your quote should include
- What product goes in the joint
- Who does the work, and how experienced they are
- How the colour is chosen
- What insurance they hold
Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Leave the new mastic unpainted
- Sort the mastic before the decorators arrive
- Ask the planning authority about consent for listed or conservation-area homes
- Keep sills and gutters clear so water drains away
Make sure water drains away from the window surround. Constant wetting wears the mastic faster.
An open joint round the box lets weather through. Left, the gap tends to get bigger as more mastic falls out.
How the visit works
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a single window, longer for several. Outside jobs in Woodhead need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We look at the surrounds with you and agree the joints to renew.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.
Before we arrive
- On commercial sites, let us know about site rules
- Tell us if parking is tricky
- Clear the area around the work

Windows and doors in Woodhead
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
If you live in an older home near Hamilton South Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you let a flat or house near Hamilton West station, older sash windows in a rental need their mastic kept sound to keep the weather out.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
