Avongrove questions

Can you help a landlord with a rental near Hamilton Central station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Is Avongrove in your area for sand mastic?

Yes, Avongrove is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

What’s sand mastic made of?

Sand plus a binder based on linseed oil. It’s applied by hand and shaped to suit the surround.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Do you remove the old sealant?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

What does sand mastic cost?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints.

How we handle sand mastic in Avongrove

Sand mastic does not last for ever and gaps open up round the frame. Renewing it closes the gap so the surround looks right again. If you’re dealing with old cement repairs round a window that have failed and failed mastic on an exposed elevation, we can help, on period & listed homes, brick reveals and timber door frames alike.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Each job carries a 12-month guarantee, large or small.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

Different surfaces, different methods

Timber door frames

Sand mastic is used round timber door frames too. The method is the same as for windows.

Period and listed homes

A traditional finish suits a period property, and sand mastic is one of them.

Why it’s worth doing now in Avongrove

Filling over old, loose mastic does not last. Raking out and preparing the joint gives it a sound base so the new mastic stays put. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

Why us?

  • Anti-fungal sanitary silicone in wet areas
  • A 12-month guarantee on all work
  • Trusted Arbo and Everbuild sealants
  • We leave the area clean and tidy

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Make sure water runs off the sill
  • Ask a joiner to look at soft timber first
  • Don’t run silicone over sand mastic
  • Take care around the mastic when scraping paint

Don’t touch or press the mastic while it hardens. It forms a skin fairly soon but needs longer to fully harden.

Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.

The process

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on how many windows. Outside jobs in Avongrove need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

What sand mastic looks like in Avongrove

With historic houses such as Cambusnethan House (about 4.1 miles east) nearby, there’s older building stock in the area around Avongrove as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

If you look after a building such as Earnock High School, its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Hamilton Central station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about. Homes close to Hamilton South Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What we can’t put right

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Sash cords, weights and draught-proofing of the sashes
  • Cracked or broken glass
  • Decisions on consent for listed homes

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

  • Sash and case windows
  • Period & listed homes
  • Brick reveals
  • Stone surrounds
  • Tenement windows

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
