Frames and glazing around Earnock

The west of Scotland is wetter than the east, so there’s plenty of rain for glazing joints and frame seals to keep out. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

In the older streets around Hamilton South Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Managing a site like Hamilton Academy? Then the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Chatelherault station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

Glazing silicone in Earnock, done properly

Sealant on glazing does not last for ever. Sun, rain and movement wear it down, and once it cracks, water follows. Resealing puts that right. We work on rooflights, glass-to-frame joints and conservatory frames, and common reasons people get in touch are black or yellowed silicone on glass joints and cracked silicone between glass panels.

Outdoor sealant needs a dry surface, so window work around Earnock is planned around the weather. Let us know about access to every frame, including any upstairs.

Your job is guaranteed for a year, as with all our work.

When it is not the sealant

To be straight with you, there are a few things sealant will not fix:

  • Frames that have decayed or split
  • Water coming through the roof rather than a sealant joint
  • A sagging or failing conservatory roof

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Glass-to-glass joints
  • Shower screens
  • Glass balustrade bases
  • Rooflights
  • Glass-to-frame joints
  • Conservatory frames

What we do, step by step

You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours, depending on how many joints need doing for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by finding the leak and making sure sealant is the cause.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. The finished joints are checked and, where it’s safe, tested with water.

Advice

Landlords, agents and businesses in Earnock

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured for the work.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

What the job involves on each surface

Shower screens

Mouldy or lifting sealant on a screen leaks. Cutting it out and resealing fixes it.

Glass balustrade bases

The base of a glass balustrade is usually sealed. When it fails, water can sit in the channel.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Clean glass with a mild cleaner and a soft cloth
  • Ventilate the conservatory to cut condensation
  • Check the gutters above the glazing for debris
  • Squeegee the shower screen after each use

On shower screens, wipe or squeegee after use and keep the room ventilated. It helps stop mould getting into the silicone.

Shower screen leaks can go unnoticed. It can damage the floor or the ceiling below long before you see it.

Earnock questions

I let a flat near Chatelherault station. Can you help?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Can you do glazing silicone in Earnock?

Yes, Earnock is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can you do several jobs on one visit?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Where is Mr Mastic based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

What does glazing silicone cost?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

Is it enough to run a bead over the old sealant?

New silicone will not bond to old silicone and water gets between the layers. The old bead always comes out first.

Can a conservatory leak be sealed?

If the water is coming in through failed sealant joints, yes. If the cause is the roof, a panel or a unit, we’ll say so.

What affects the quote in Earnock

Your quote is based on your job. We take into account:

  • When we can work, for business premises
  • How easy the joints are to reach
  • The number and length of the joints
  • The number of rooms or windows

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and send you a clear quote before work begins.

What we need to know

When you call or email, these details help:

  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job

Every job is quoted individually. Simply send an email to info@mrmastic.co.uk and describe the job and send photos if you have them.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
