External mastic in Quarter

External mastic for homes and businesses in Quarter

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. If you’re dealing with movement joints with cracked, split or missing sealant and leaking joints around cladding and façade panels, we can put it right.

In and around a place like Quarter, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

Big or small, it’s backed by our 12-month guarantee.

What external mastic looks like in Quarter

With historic houses such as Cambusnethan House (about 3.5 miles east) nearby, there’s older building stock in the area around Quarter as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Schools such as Larkhall Academy are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Letting a property close to Chatelherault station? Then split movement joints are easy to miss on a rental until damp shows inside. Homes close to Quarter Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Quarter is about 2 miles west of Larkhall, in South Lanarkshire. Jobs in Quarter get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Quarter is one of 139 towns and villages in South Lanarkshire where we work. For nearby work, see our Glasgow page (12 miles or so).

How the visit works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Quarter need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Mention any leaks or damp you’ve noticed
  • Where the joints are inside, avoid wetting them before we arrive

Advice

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Your questions about external mastic in Quarter

Do you work for landlords with property near Chatelherault station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Can you do external mastic in Quarter?

Yes, Quarter is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can a movement joint be filled with mortar?

No. Mortar locks the joint solid, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.

Can you match the colour of my brickwork?

The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. Exterior sealants come in a good range of colours.

What do you need from me for a quote?

A short description and the location. If we need more, we will ask.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

What happens if it’s left?

Water gets in through a failed movement joint and can run behind render or cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Surface by surface

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

Quotes for external mastic in Quarter

Some jobs are bigger than they look, and some smaller. The main factors:

  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises
  • Any mould that needs treating
  • Access and height

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What to tell us for a quote

To make quoting easier, let us know:

  • Photos by email, if that’s easy
  • The problem you’ve noticed
  • Where the property is
  • Roughly how big the job is

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.

What sealant work can’t fix

Before you book, it’s worth knowing the limits:

  • Cracking across the wall rather than at a joint
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Walls that need new movement joints cut into them

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.
