Sand mastic for sash & case windows in Logan, East Ayrshire
Problem with your window and door surrounds in Logan? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Cement or filler used on old window joints that has cracked
- Modern sealant on a period surround
- Weathered mastic on the most exposed windows
Sand mastic in Logan
Traditional burnt sand mastic blends with stone and brick surrounds. It’s a good fit for period properties, where modern sealant can look out of place. We are often asked to deal with cement or filler used on old window joints that has cracked and crumbling sand mastic round a window, across timber door frames, stone surrounds and tenement windows.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

How it works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours per window, depending on the condition of the joints. For a place like Logan, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- Large voids are packed out.
- New sand mastic is applied and shaped by hand.
- We finish the mastic to a tidy line.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any water getting in
- For indoor joints, keep the area dry beforehand if you can

Aftercare tips
So the new joints stay in good condition:
- Do not run silicone over sand mastic
- Make sure water runs off the sill
- Do not paint over the new mastic
- Go gently near the mastic when preparing windows
Leave the new mastic unpainted, which is the traditional advice. Ask us before any decorating around it.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
Why act early in Logan
Replacing sash windows is a big decision for a period home and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. In a place like Logan, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

DIY sealant or a professional job?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Yes, we do this often. All the old silicone is removed first so the mastic can sit properly.

Possibly a little. It fades as the sealant cures.
Is consent needed for window work on a listed home?
Check with your local planning authority. They decide whether consent is needed.
Can you quote for more than one area?
Yes. More than one area can be quoted together.
What does sand mastic cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.
Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
How the job changes by surface
Tenement and terrace windows
Upper-floor windows need access planning. Tell us the height and we’ll confirm what’s needed.
Stone surrounds
Old stone surrounds are often uneven, so the gap is not the same all the way round. Sand mastic is shaped by hand to suit.
What sand mastic looks like in Logan
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Schools such as Robert Burns Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Auchinleck station, any sash windows need sound mastic to keep draughts and rain out. If you live in an older home near Lugar Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

When it is not the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Whether work needs listed building consent
- Sash cords, weights and draught-proofing of the sashes
- Cracked or broken glass
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.
