If you manage several properties in or around New Abbey, several properties can be quoted together. Just tell us the addresses and what each one needs.

External mastic for homes and businesses in New Abbey

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. If you have failed sealant between panels on a façade and old sealant gone brittle and cracked, we can put it right, on façade panels, copings & trims and brickwork movement joints alike.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Looking after it afterwards

Aftercare is simple:

  • Fix overflowing gutters above sealed joints
  • Never let anyone fill a movement joint with mortar
  • Check the sealant is paintable before painting near it
  • Act on the first splits you see

Don’t paint over the new sealant unless we have said the product is paintable. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years so early resealing is worth it.

What affects the cost of external mastic

We do not publish a price list. What we look at:

  • Mould in or behind the old joints
  • Which sealant suits the joint
  • When we can work, for business premises
  • The size of the job

What you pay reflects the work, not guesswork. That is why we ask a few questions first and agree the price before starting.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Where the job is, and your postcode
  • Photos by email, if that’s easy
  • The problem you’ve noticed
  • Whether it has been sealed before

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We will send you a clear quote before any work starts.

Leave it or put it right?

Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

How the visit works

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before we start. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Somewhere like New Abbey may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can

Advice

Your questions about external mastic in New Abbey

Do you cover smaller places like New Abbey?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is external mastic in a coastal place like New Abbey any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Where are you based?

We are based in Crawley, and we work across South East England, London and Scotland.

Can you seal joints between render and window frames?

Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. The sealant is matched to both sides.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

What does external mastic cost?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.

New Abbey buildings and the weather

New Abbey is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For an older house near a landmark such as New Abbey Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Joints between dissimilar materials

Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.

What we’re called out for in New Abbey

The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.

Signs it’s time to call us include:

  • Weathered mastic that no longer stretches
  • Panel joints letting water in
  • Failed seals between different materials
  • Sealant that has lost its bond to the brick or render

In and around New Abbey, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • Whether the sealant suits the joint
  • When the joint can take water or movement
  • What insurance they hold
  • How long the guarantee is
