What sealant work can’t fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- Failed render or damaged cladding panels
- Movement that is more than a sealant joint can take
- Rising or penetrating damp from elsewhere in the wall
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

External mastic in Beeswing, done properly
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. We work on copings & trims, brickwork movement joints and render & cladding joints, and common reasons people get in touch are failed sealant between panels on a façade and sealant pulling away from one side of the joint.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
There’s a 12-month guarantee on every job, whatever its size.

DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Do you need external mastic in Beeswing?
Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it cannot stretch and tears as soon as the joint widens.
Look out for any of the following:
- Sealant that has lost its bond to the brick or render
- Rigid filler in a joint that should flex
- Failed sealant between panels on a façade
- Moss and dirt in joints with no sealant left
Homes close to Lochend Church Of Scotland include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.
Questions to ask before booking
- Which colour the sealant will be
- What product goes in the joint
- Whether they’re fully insured
- How much experience the applicator has
Keeping the joints in good condition
After the cure time, these simple habits help:
- Leave the joints unpainted unless we’ve said otherwise
- Clear growth from the base of walls and joints
- Deal with leaking gutters that soak the joints below
- Get split or bare joints resealed while the damage is small
Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.
Act while the splits are small. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.
Landlord and commercial work in Beeswing
Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.
What happens if it’s left?
Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Common questions in Beeswing
Will you come out to Beeswing?
Yes, Beeswing is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you do external mastic in Beeswing?
Yes. We work across all of Scotland, and Beeswing is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.
I rent my home. Can I book you?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
What should I tell you?
Just the basics: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.
Do you work at height?
It depends on the height and the site. Low-level joints are straightforward; for higher ones, send details and we’ll confirm the access.
Why is there a gap in my brick wall?
It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.
How long will you be here?
Typically it takes a few hours for a handful of joints, longer for a whole elevation. Larger jobs naturally take longer.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Beeswing buildings and the weather
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

The process
The work is kept neat and contained to the area we are working on, so you can get on with your day. Expect the work to take a few hours for a handful of joints, longer for a whole elevation, and we tell you how long to leave it before we go. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Mention if the joints have been sealed before
- For business premises, tell us about site rules or sign-in
