External mastic in Lochfoot

About our external mastic in Lochfoot

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. Common call-outs are for brick movement joints where the sealant has split and weeds or debris growing in open joints, across façade panels, concrete & block and render & cladding joints.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Your questions about external mastic in Lochfoot

Is Lochfoot in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Lochfoot is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is Lochfoot within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

How do I get a quote for external mastic in Lochfoot?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before any work starts.

Can you seal joints between two different materials?

Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.

Why do you put foam in the joint first?

We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding, so the joint can move.

Why is there a gap in my brick wall?

Walls move with heat, cold and moisture, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Deal with leaking gutters that soak the joints below
  • Wash walls gently around the sealant
  • Check the sealant is paintable before painting near it
  • Point out the joints to other trades

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

What sealant work cannot fix

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Adding movement joints to masonry that has none
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Subsidence or other structural problems

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Brickwork movement joints
  • Façade panels
  • Render & cladding joints
  • Concrete & block
  • Joints between brick and frames
  • Copings & trims

Why act early in Lochfoot

A failed movement joint lets water into the wall. Resealing early keeps the job to the joint itself, rather than the wall around it. Around Lochfoot, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.

What affects the cost of external mastic

Your quote is based on your job. We take into account:

  • Any working-time requirements on site
  • The old material and how stubborn it is
  • Any mould that needs treating
  • The product the joint needs

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

Before you ask for a quote, have a think about:

  • Any previous sealing or DIY work
  • The type of property
  • Any access issues, like height or stairs
  • What the problem is, such as mould, gaps, leaks or cracking

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, send an email to info@mrmastic.co.uk.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Do you need external mastic in Lochfoot?

Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

Most people get in touch after spotting something like this:

  • Failed seals between different materials
  • Water getting into walls through failed joints
  • Plants rooting in failed movement joints
  • Rigid filler in a joint that should flex

For an older house near a landmark such as Parish Church and Burial-Ground, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What your quote should include

  • What happens if they find a problem under the old sealant
  • Who turns up on the day
  • What the cure time is
  • How the colour is chosen

Walls and rooflines in Lochfoot

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Around Lochfoot, as everywhere, external mastic is only as good as the preparation behind it.

How the visit works

The work is kept neat and contained to the joints we’re treating. The job usually takes a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Lochfoot need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Keep pets and children clear of the area while we work
  • Mention any tricky access
