Glazing silicone for Lochfoot homes and businesses

Glazing silicone in Lochfoot, done properly

Glass and frames expand and contract differently, and the silicone between them takes the strain. Once it splits or comes away, water finds a way through. We replace it with a glazing silicone that suits the glass and frame. We work on shower screens, conservatory frames and rooflights, and people most often call us about stained, discoloured glazing silicone and sealant that was laid over old silicone and failed.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

When it is not the sealant

Sealant isn’t the answer to every problem, and we will tell you before work begins. It won’t solve:

  • A sagging or failing conservatory roof
  • Frames that have decayed or split
  • Condensation trapped between two panes

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Glass-to-frame joints
  • Glass-to-glass joints
  • Glass balustrade bases
  • Shower screens
  • Rooflights
  • Conservatory frames

What affects the quote in Lochfoot

We quote each job individually. This is what makes a difference:

  • Whether there’s mould to deal with
  • How much there is to do
  • Working hours on commercial sites
  • How many rooms, windows or areas are involved

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What to tell us for a quote

To help us quote quickly, let us know:

  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • The address or postcode of the job
  • Any previous sealing or DIY work

Want a quote for glazing silicone? Please send an email to info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear quote before work begins.

The process

On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work normally takes anything from an hour or two to most of a day, depending on the size of the job. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First, we check where the water gets in.
  2. We remove the old sealant carefully.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. Each joint is checked and, where possible, water-tested.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before
  • Clear the area around the work

Windows and doors in Lochfoot

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Around Lochfoot, as everywhere, glazing silicone is only as good as the preparation behind it.

When to call us in Lochfoot

The wrong sealant is a common cause. Not every silicone sticks properly to glass and vinegar-smelling acetoxy silicone can attack some metals.

Keep an eye out for any of the following:

  • Leaks from the base of a shower screen
  • Silicone pulling away from the glass
  • Drips on the inside of a conservatory window
  • Stained, discoloured glazing silicone

In the older streets around Parish Church and Burial-Ground, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How to look after the new joints

To keep the joints looking good and working properly:

  • Clean glass with a mild cleaner and a soft cloth
  • Keep scrapers and blades away from the silicone
  • Avoid strong solvents on or near the sealant
  • Run a squeegee over the glass when you’re done

Clear the conservatory gutters regularly so water does not back up against the seals. Overflowing gutters can cause leaks of their own.

If silicone on glass has cracked, water is already getting in. Resealing now is a small job, compared with repairing damaged frames or plaster.

Lochfoot questions

Do you cover Lochfoot for glazing silicone?

Yes. Our work covers the whole of Scotland, and Lochfoot is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Is glazing silicone in Lochfoot guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Can a conservatory leak be sealed?

If the water is coming in through failed sealant joints, yes. If it’s a broken panel, failed unit or roof problem, we will tell you.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Can I choose the sealant colour?

Yes. White, clear and grey are common, and other colours are available for many products, and we’ll agree it with you first.

Can you reseal a frameless shower screen?

Yes, we do these often. We use anti-fungal silicone suited to bathrooms.

Can you replace a misted double-glazed unit?

No. We renew the sealant. Glass and sealed units need a glazier.

What happens if it’s left?

If the problem is a misted unit or a broken panel, sealant will not help. We’ll tell you that rather than seal it anyway, so you can call the right trade. In a place like Lochfoot, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.
