About our fire rated sealant in Lochfoot

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. Those are the gaps we close, using a tested fire-rated product. We work on door frames, pipe & cable gaps and linear gaps, and common reasons people get in touch are ordinary sealant used where a fire-rated product was needed and old fire sealant that has split or come away.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

For landlords and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

Quotes for fire rated sealant in Lochfoot

You’ll get a clear quote before work begins. It takes into account:

  • The number and length of the joints
  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Asking for a quote

To make quoting easier, please include:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business
  • Where the job is, and your postcode

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

What we do, step by step

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a handful of gaps, and longer for a whole building in most cases. For a place like Lochfoot, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your records.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • Keep children and pets away from the work area
  • Let us know about stairs, lifts or work at height

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

FAQs for Lochfoot

Do you cover Lochfoot for fire rated sealant?

Yes, Lochfoot is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

Do Scottish building rules affect fire-rated sealant work in Lochfoot?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

How long does the job take?

That depends on the amount of work, but most jobs take a few hours for a handful of gaps, and longer for a whole building. We’ll give you a better idea when we quote.

Can you work in occupied buildings?

Yes. Flats, HMOs, offices, schools and other occupied buildings are all part of our work. The order of work and access are planned with you.

Can you fill the gap behind a fire door frame?

Yes. We seal the gap between the frame and the wall with a suitable fire-rated product. The door, its seals and closer are for a door specialist.

Do you offer different sealant colours?

Yes. Sealants come in white, clear, grey and other colours, and we’ll agree it with you first.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Why act early in Lochfoot

If an assessor has flagged gaps, it makes sense to close them before the next review. Getting them done and written up gives you evidence that the item was dealt with. Around Lochfoot, water from a failed joint in an older stone home can soak into timber and plaster.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Fire rated sealant in Lochfoot: local notes

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

Around Lochfoot, as everywhere, fire rated sealant is only as good as the preparation behind it. If you look after a church, hall or community building such as Parish Church and Burial-Ground, gaps around pipes and cables are worth checking after any building work there.

Different surfaces, different methods

Masonry and concrete

Masonry is dusty and porous, so preparation matters. The gap is cleaned and backed where required before the sealant goes in.

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard.

What sealant work cannot fix

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • Construction that does not provide fire resistance on its own
  • Problems with the door itself rather than the gap around the frame
  • Fire risk assessments, which need a qualified assessor

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
