Lochfoot New Build Mastic
We cover Lochfoot for plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Internal frame sealant that has split
- Cracks appearing as a new home settles
- Smeared, uneven beads picked up at snagging
What happens if it’s left?
A tube of sealant from the DIY shop will not fix the cause: grit, unprimed surfaces and old layers underneath. Cutting out, cleaning and priming are what make the difference. In a place like Lochfoot, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why Lochfoot customers choose us
- White, clear, grey or another colour, product permitting
- Over 20 years’ experience
- A 12-month guarantee on all work
- Domestic, commercial and hotel work

About our new build mastic in Lochfoot
A new build should have a neat, sound bead at every joint. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water gets into the floor or walls. If you are dealing with sealant work across a run of new homes and untidy sealant flagged on a snagging list, we can put it right, on bathrooms & en suites, kitchens and skirting & floors alike.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
You get a 12-month guarantee, the same in Lochfoot as everywhere else we work.

Your questions about new build mastic in Lochfoot
Do you cover Lochfoot for new build mastic?
Yes, Lochfoot is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Is new build mastic in Lochfoot guaranteed?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
What do you need from me for a quote?
A short description and the location, with pictures by email if possible. If we need more, we will ask.
Is it messy?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Can new sealant go on top of the old bead?
No. The old sealant is cut out fully, then clean and prime the joint, and a new bead applied.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Where are you based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Signs you need new build mastic in Lochfoot
The first winter with the heating on dries a new home quickly. Gaps open along skirting, frames and worktops.
Most people get in touch after spotting one of these:
- Beads laid onto grit and dust from the build
- Shower seals failing in the first year or two
- Kitchen sealant that has pulled off the wall
- Joints pulling apart as timber shrinks
Whether the job is in Lochfoot itself or nearby, the right material for each joint matters as much as a neat finish.
What to look for in a quote
- How the joint is cleaned and prepared
- Is VAT in the price?
- The length of the guarantee
- Who does the work, and how experienced they are

When it is not the sealant
A few problems are outside what sealant work can do:
- Leaking fittings rather than failed sealant
- A tray or bath that is not properly supported, until it’s fixed
- Disputes or warranty claims with your builder
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.
What we seal
- Plot handovers
- Bathrooms & en suites
- Windows & doors
- Skirting & floors
- Kitchens
- Show homes
How the visit works
You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to several days, depending on the number of plots in most cases. Outside jobs in Lochfoot need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- Every bit of the old builder’s sealant is cut out, with no layer left behind.
- We clean out the dust and grit left from the build.
- We prime where needed and apply a sealant suited to each joint.
- We tool every joint neatly and tell you when each area can be used.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Where the joints are inside, avoid wetting them before we arrive
- On commercial sites, let us know about site rules

What new build mastic looks like in Lochfoot
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Keeping the joints in good condition
Aftercare is simple:
- Clean sealant with mild detergent, not abrasives
- Raise failed sealant with the developer while you are covered
- Photograph failed sealant before it’s redone
- Keep water off fresh sealant until it has cured
Watch the joints as the house settles. Hairline gaps can open as timber and plaster dry and can be resealed later.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant and protects the rest of the house.
Surface by surface
Bathrooms and en suites
Shower trays in new homes often move slightly in the first year. The joint is stripped back before the new bead goes in and baths are filled before sealing.
Windows and doors
External mastic around new windows and doors is sometimes rushed or missed. It’s resealed with an exterior sealant suited to the frame and wall.
