Remedial sealant in Lochfoot

Remedial sealant in Lochfoot, done properly

Movement and expansion joints fail when the sealant cannot stretch. We cut out the failed sealant and set the depth with backing, before resealing with a flexible product suited to the movement. We work on expansion joints, botched or over-sealed joints and shrunken worktop sealant, and common reasons people get in touch are smears and lumps from a botched reseal and a second bead peeling off the first.

A bathroom in a place like Lochfoot gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Honest limits

Before booking, it’s worth knowing the limits too:

  • Tiles that have come away from the wall
  • A tray or bath that is cracked
  • A bath, tray or worktop that moves until it’s properly fixed

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Failed movement joints
  • Leaking tray & enclosure joints

Why deal with it now?

Adding more sealant is the usual quick fix, and it rarely works. It doesn’t grip the old layer, leaving the leak in place and one more layer to cut out later. In an older home around Lochfoot, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Common questions in Lochfoot

Can you do remedial sealant in Lochfoot?

Yes, Lochfoot is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

What guarantee comes with remedial sealant in Lochfoot?

All our work, in Lochfoot and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

What if resealing will not fix my leak?

You will hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, so we won’t pretend it will.

Do you work for landlords and businesses?

Yes. As well as householders, we work for landlords, agents, businesses and hotels in Lochfoot.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Common problems we fix in Lochfoot

How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, cannot flex, so it tears when the joint moves. Backing sets the depth and stops that.

It’s worth asking for a quote if you see:

  • Smears and lumps from a botched reseal
  • Movement joints that have split or pulled away
  • Caulk or the wrong sealant used in a wet area
  • Dark patches showing through the sealant

In and around Lochfoot, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • Who turns up on the day
  • How the surfaces are prepared before sealing
  • What the quote includes, VAT included or not
  • The length of the guarantee

How it works

Before we leave, we go over the finished joints with you. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on how much there is to do. Outside jobs in Lochfoot need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Getting ready for the visit

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Look for stains below bathrooms now and then
  • Check trays and worktops don’t move
  • Don’t add new sealant on top of old
  • Get the cause of a repeat leak found before resealing

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

Mould trapped under over-sealed joints spreads unseen. By the time it shows through, the joint is well past saving.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Remedial sealant around Lochfoot

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you live in an older home near Parish Church and Burial-Ground, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
