Remedial sealant for homes and businesses in Shawhead

A joint that keeps letting you down needs more than another bead. It helps to have photos when you drop us a line at info@mrmastic.co.uk, and say how long ago it was last done. We are often asked to deal with decorators’ caulk around a bath or shower and repeat leaks from the same joint, across mouldy bath & shower sealant, leaking tray & enclosure joints and botched or over-sealed joints.

A bathroom in a place like Shawhead gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

You’re covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • Failed tanking or loose tiles behind the sealant
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Older mastics that may need an asbestos check before removal

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Expansion joints

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Signs you need remedial sealant in Shawhead

All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould. Then the only fix is removal and a new bead.

Keep an eye out for any of the following:

  • Kitchen joints letting water behind the worktop
  • Floor or wall movement joints that have failed
  • Products that weren’t meant for the joint
  • A second bead peeling off the first

Whether the job is in Shawhead itself or nearby, the right material for each joint matters as much as a neat finish.

What to look for in a quote

  • Whether all the old sealant comes out first
  • Are they insured?
  • Is VAT in the price?
  • What the cure time is

Choosing a sealant specialist

How it works

At the end, we look at the finished work together. The visit itself normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the size of the job. Somewhere like Shawhead may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. We tool the joint and tell you about anything else that needs attention.

Preparing for the visit

  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints
  • Mention any leaks or damp you’ve noticed

Shawhead questions

Will you come out to Shawhead?

Yes, Shawhead is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do remedial sealant in Shawhead?

Yes, Shawhead is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Can you reseal a split movement joint?

Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, and reseal with a flexible product.

Do you do commercial work?

Yes. We can plan bigger jobs in stages.

How long will it take to strip and reseal the joint?

That depends on how many layers there are and how many joints. You’ll have a timescale before any work begins.

What if the leak isn’t the sealant?

In that case, we tell you what we have found. You may need a plumber or bathroom fitter.

Is remedial work guaranteed?

Yes. Our one-year guarantee covers the work, and we are fully insured.

  • The old material and how stubborn it is

Why act early in Shawhead

Remedial work takes longer than a straight reseal, but rarely a lot: the work takes a few hours for a typical bath or shower, longer where several layers have been applied. It’s far less disruption than resealing the same joint again and again. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

Why Shawhead clients choose us

  • Quality sealants from Arbo and Everbuild
  • We leave the area clean and tidy
  • White, clear, grey or another colour, product permitting
  • Anti-fungal silicone where joints get wet

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Deal with small splits early
  • Use a soft cloth, not a scourer, on silicone
  • Look for stains below bathrooms now and then
  • Check trays and worktops don’t move

Do not let anyone seal over it later. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.

Remedial sealant in Shawhead: local notes

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
