Your questions about window mastic in Shawhead
Will you come out to Shawhead?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
What guarantee comes with window mastic in Shawhead?
All our work, in Shawhead and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Is the new sealant paintable?
Silicone generally won’t take paint. Let us know beforehand, and we will use a paintable product where it suits.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we’re using and why.
Can you reach windows above the ground floor?
Yes, where it’s safe. For high or awkward windows, we will tell you what access is needed.
Can you get sealant to suit coloured frames?
Yes. White, brown, anthracite grey, black and clear sealants are all available.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
What does window mastic cost?
Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.
How we handle window mastic in Shawhead
A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty. If the draught is through the window seals instead, we will tell you. We work on aluminium frames, patio & French doors and timber windows & doors, and people most often call us about cracked sealant at the sill ends and a bead that doesn’t match the frame.
Outdoor sealant needs a dry surface, so window work around Shawhead is planned around the weather. Let us know about access to every frame, including any upstairs.
Your job is guaranteed for a year, as with all our work.

When it isn’t the sealant
It helps to know what we can’t do too:
- Damp coming through the wall itself rather than the frame joint
- A sash or casement that won’t close properly
- A door that needs adjusting, rehanging or new seals
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- Patio & French doors
- Window sills
- Composite doors
- uPVC windows
- Aluminium frames
- Timber windows & doors
How the job changes by surface
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.
Aluminium frames
Metal frames expand in the sun and are often slim, with little room for error. A neat, narrow bead in a colour to match suits the frame.
Aftercare tips
Good habits help new joints last longer. A few tips:
- Use gentle cleaners on frames and sealant
- Look round the frames every year or so
- Paint up to the joint, not over it
- Avoid blasting the frames with a pressure washer
Silicone can’t generally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.
Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Work for landlords, hotels and businesses
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Frames and glazing around Shawhead
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Around Shawhead, as everywhere, window mastic is only as good as the preparation behind it.

What else we do in Shawhead
Signs you need window mastic in Shawhead
Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.
These are the problems we’re asked about most:
- Hard, cracked sealant around windows
- Whistling draughts around closed windows
- Sealant in the wrong colour for the frame
- Draughty joints inside around the window
For jobs in and around Shawhead, choosing the right material for each joint is as important as a tidy finish.
What to look for in a quote
- How long the guarantee is
- What happens if they find a problem under the old sealant
- Who turns up on the day
- Is the old sealant removed completely?
How it works
On the day, we start by going over the job with you. Surfaces next to the work are protected before any work begins. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Shawhead may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- Tell us about access, such as stairs, a lift or high-level joints
- On commercial sites, let us know about site rules
Getting a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.
