Why it’s worth doing now in Lochfoot

A new garage door is not needed for a leaking frame. Resealing the frame joint is often enough. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Gutter sealing in Lochfoot, done properly

A lot of gutter leaks come down to one tired joint. The joint is cleaned, dried and resealed using a gutter sealant. If the gutter itself has failed, we say so. If you have cracked sealant along roofline trims and leaking gutter joints and stop ends, we can put it right, whatever the surface.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

You get a 12-month guarantee, the same in Lochfoot as everywhere else we work.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

How we quote for gutter sealing

Call for a quick quote. What matters most is:

  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint
  • The number and length of the joints
  • How many areas need sealing

Combining jobs into one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

What we need to know

What to tell us when you ask for a quote:

  • What’s wrong with the joints now
  • A few photos by email, if you can
  • If someone has resealed it before
  • Any access issues, like height or stairs

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before we start.

Outside joints around Lochfoot

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Homes close to Parish Church and Burial-Ground include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

Lochfoot is about 5 miles west of Dumfries, in Dumfries and Galloway. Soffit joints

Open soffit joints let draughts in. A neat seal closes them.

Garage door frames

Failed sealant around a garage door frame lets water in. It’s removed and renewed.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours, depending on the number of joints and the access, depending on how much there is to do. For a place like Lochfoot, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at the gutters, fascias and trims and agree the joints to seal.
  2. Each joint is cleaned and any old sealant removed.
  3. We make sure everything is dry.
  4. We apply exterior or gutter sealant and finish it neatly.
  5. The joints are checked once sealed.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Mention any tricky access

What sealant work can’t fix

  • A gutter length that has split
  • Gutters that have dropped or pulled away
  • Blocked downpipes

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Stop ends take pressure from water running along the gutter. If the seal fails, water escapes at the end and runs down the wall.

Any of these means the joints need attention:

  • Dripping gutter ends
  • Fascia boards with gaps between them
  • Failed sealant on a garage door frame
  • Quick sealant fixes on gutters that didn’t last
