Glazing silicone for homes and businesses in New Abbey
Cracked, stained or lifting silicone on glass looks poor and can leak. It comes off cleanly, without marking the glass before the new bead goes in. We’re often asked to deal with glass-to-glass joints that have split and leaks where conservatory glass meets the frame, across glass balustrade bases, conservatory frames and glass-to-frame joints.
Outdoor sealant needs a dry surface, so window work around New Abbey is planned around the weather. Let us know about access to every frame, including any upstairs.
We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Common problems we fix in New Abbey
Glass and frames expand and contract with the temperature, and they don’t move by the same amount. Over years, that movement tears the silicone.
It’s worth asking for a quote if you see:
- Water escaping where a screen meets the wall
- Black or yellowed silicone on glass joints
- Leaks where conservatory glass meets the frame
- Failed sealant around rooflight glass
In and around New Abbey, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.
What to look for in a quote
- How the surfaces are prepared before sealing
- Whether all the old sealant comes out first
- Are they insured?
- What happens if the job turns out different
When something else is needed
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Glass that needs replacing
- Rotten or badly damaged frames
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

How we quote for glazing silicone
Jobs vary more than people expect. What affects the quote:
- Whether there’s mould to deal with
- The product the joint needs
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
What to tell us for a quote
When you call or email, these details help:
- Pictures of the joints, sent by email
- The type of property
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
Every job is quoted individually. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.
Common questions in New Abbey
Is glazing silicone in a coastal place like New Abbey any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Can you do glazing silicone in New Abbey?
Yes. Our work covers the whole of Scotland, and New Abbey is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.
Do you guarantee glazing sealant work?
Our 12-month guarantee applies to every job we do.
Can you replace a misted double-glazed unit?
No, our work is the silicone. A glazier replaces glass and units.
Which silicone is used for glass joints?
Glass needs a sealant made for glazing. We use neutral-cure glazing silicone and anti-fungal silicone in wet areas.
Can you match the sealant colour?
We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
How to look after the new joints
So the new joints stay in good condition:
- Do not leave a drip for the next storm
- Clear the conservatory gutters regularly
- Inspect the sealant on glazing annually
- Squeegee the shower screen after each use
Look over the glazing joints every year or so. Spotting a crack early means a simpler fix.
A leaking shower screen may not show at first. Water can soak into the floor or reach the room below long before you see it.
Frames and glazing around New Abbey
New Abbey is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
In the older streets around New Abbey Parish Church, the joint between an old wall and a newer frame is normally the first place rain gets in.

Work for landlords, hotels and businesses
We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
If you manage several properties in or around New Abbey, several properties can be quoted together. Send us the addresses and the work at each.
Why deal with it now?
Topping up old silicone can look like a fix, but silicone doesn’t stick to silicone and water soon finds its way back. Cutting out and resealing properly lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, depending on how many joints need doing, and the area is left clean. For a place like New Abbey, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We find where water is getting in and check whether it’s a sealant joint.
- The old sealant is removed from the glass and frame without scratching them.
- The glass and frame are cleaned and degreased.
- New glazing silicone goes in and is tooled to a neat finish.
- We check the joints and, where safe, run water over them.
Preparing for the visit
- Mention if the joints have been sealed before
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
