Glazing silicone in Glencaple

Cracked, stained or lifting silicone on glass spoils the look and lets water in. We remove it without scratching the glass or frame and reseal the joint. We work on rooflights, shower screens and glass balustrade bases, and common reasons people get in touch are failed sealant around rooflight glass and shower screens leaking along the wall or tray.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Why act early in Glencaple

Replacing windows or a shower screen isn’t needed for a failed joint. If the glass and frame are sound, new silicone is often all it takes, and we’ll tell you if that is not the case. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • A broken pane or roof panel
  • A sealed unit that has misted inside
  • Leaks from the roof covering or flashing (a roofer’s job)

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Shower screens
  • Glass balustrade bases
  • Rooflights
  • Conservatory frames
  • Glass-to-glass joints
  • Glass-to-frame joints

Do you need glazing silicone in Glencaple?

The wrong sealant is a common cause. Not every silicone sticks properly to glass and vinegar-smelling acetoxy silicone can attack some metals.

Look out for these signs:

  • Mouldy sealant around glass panels
  • Leaking glazing joints on a rooflight
  • Conservatory leaks at frame and glazing joints
  • Glass-to-glass joints that have split

Around Glencaple, as everywhere, glazing silicone is only as good as the preparation behind it.

What to look for in a quote

  • Which sealant they’ll use, and why
  • Are they insured?
  • Whether you can choose the colour
  • Whether VAT is included

Our hiring checklist

How we quote for glazing silicone

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Any mould that needs treating
  • Which sealant suits the joint
  • Access and height
  • Any working-time requirements on site

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

You don’t need to know the technical terms. Just tell us:

  • Roughly how big the job is
  • The type of property
  • Whether it has been sealed before
  • The problem you’ve noticed

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you’re ready, email us at info@mrmastic.co.uk.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The process

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, depending on how many joints need doing. Around Glencaple, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. The finished joints are checked and, where it’s safe, tested with water.

How to prepare

  • Let us know about earlier repairs to the joints
  • Let us know if you’ve seen damp or leaks
  • Let us know about parking restrictions

Windows and doors in Glencaple

Glencaple is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For jobs in and around Glencaple, choosing the right material for each joint is as important as a tidy finish.
