External Mastic in Isle of Whithorn
Sealing brickwork movement joints, render, cladding and façade joints for Isle of Whithorn, backed by a one-year guarantee. Ask us for a quote.
- Leaking joints around cladding and façade panels
- Gaps where render, brick and frames meet
- Rain getting behind render or cladding at a joint
When it is not the sealant
We won’t take on work that will not last, so here’s what sealant can’t put right:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Loose or hollow render, which needs re-rendering
- Cracked brickwork or render that needs a builder or plasterer
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

External mastic in Isle of Whithorn, done properly
Low-level joints can normally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. We work on render & cladding joints, joints between brick and frames and concrete & block, and common reasons people get in touch are movement joints filled with mortar instead of sealant and water getting into walls through failed joints.
In and around a place like Isle of Whithorn, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.
You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What happens if it’s left?
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. In a place like Isle of Whithorn, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How we quote for external mastic
The quote reflects the job in front of us. We look at:
- The amount of work
- Access and height
- Working hours on commercial sites
- The number of rooms or windows
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Asking for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- Any previous sealing or DIY work
- A few photos by email, if you can
- Any access issues, like height or stairs
- The address or postcode of the job
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.
How the visit works
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the building. Around Isle of Whithorn, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- The joint faces are cleaned and primed where the sealant needs it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height

Your questions about external mastic in Isle of Whithorn
Is external mastic in a coastal place like Isle of Whithorn any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Will you come out to Isle of Whithorn?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
How do you reach high-level joints?
It depends on the building. Where joints can be reached safely, we will do them. Give us some details and we’ll confirm the access.
Are you insured?
Yes, we’re fully insured for every job we do.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few photos.
Can you seal joints between render and window frames?
Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. The sealant is matched to both sides.
Do you take out the old sealant first?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
What the job involves on each surface
Render joints
Water behind render can lead to blown patches. A sound joint keeps the render dry behind.
Copings and trims
Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible year round.
Walls and rooflines in Isle of Whithorn
Isle of Whithorn is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
If you live in an older home near Isle Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

What we are called out for in Isle of Whithorn
Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.
These are the problems we are asked about most:
- Moss and dirt in joints with no sealant left
- Joints where the bead has come unstuck
- Leaking joints around cladding and façade panels
- Movement joints with cracked, split or missing sealant
In and around Isle of Whithorn, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
