Window mastic in Isle of Whithorn: local notes

Isle of Whithorn is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Around Isle of Whithorn, as everywhere, window mastic is only as good as the preparation behind it.

Isle of Whithorn is about 30 miles south-east of Stranraer, in Dumfries and Galloway. About our window mastic in Isle of Whithorn

From a single sill to a whole house of windows, you’ll get a clear quote before any work starts. To get one, send an email to info@mrmastic.co.uk with the number of frames and any access details. We work on composite doors, patio & French doors and aluminium frames, and people most often call us about gaps between the frame and the inside reveal and a bead that doesn’t match the frame.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take most of a day for a typical house, less for a few frames. Outdoor work around Isle of Whithorn depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any water getting in

Advice

Common problems we fix in Isle of Whithorn

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. That is what backing rod is for.

Any of these means the joints need attention:

  • Damp patches on the reveal after heavy rain
  • Hard, cracked sealant around windows
  • Mastic that is falling out in pieces
  • Rushed sealant from a window installation

If you live in an older home near Isle Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions to ask before booking

  • Are they insured?
  • What happens if they find a problem under the old sealant
  • Which sealant they’ll use, and why
  • What guarantee comes with the work

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Worn gaskets, brush seals or a door that has dropped
  • Rotten timber, which needs a joiner first
  • Broken hinges, locks or handles

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

What affects the quote in Isle of Whithorn

You’ll get a clear quote before work begins. It takes into account:

  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • When we can work, for business premises

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

Questions from Isle of Whithorn

Is window mastic in a coastal place like Isle of Whithorn any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is Isle of Whithorn within the area you cover?

Yes. Isle of Whithorn is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Does the work come with a guarantee?

Yes. All our work carries a 12-month guarantee, and we are ARBOMaster approved applicators.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

How long will my window job take?

The work takes a morning for a couple of windows and a door. Access and how stubborn the old mastic is affect the time most.

Can new window sealant be painted?

Silicone generally will not take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Surface by surface

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

Patio & French doors

Water at the foot of a door frame is not always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.

How to look after the new joints

Looking after new joints is easy:

  • Keep solvents and bleach off the sealant
  • Keep paint and stain on wooden frames in good order
  • Don’t aim a pressure washer at the joints
  • Ventilate rooms so frames do not stay wet inside

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.

Leave it or put it right?

Resealing frames is a short job: the visit takes most of a day for a typical house, less for a few frames. Leave it until water is coming in and you may need plastering and decorating as well. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and send you a clear quote before we start.
