External mastic for Kelloholm homes and businesses

External mastic in Kelloholm

For buildings in Kelloholm, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. Typical jobs include damp patches traced to an open external joint and weathered mastic that no longer stretches, across brickwork movement joints, render & cladding joints and concrete & block.

External sealant needs dry surfaces, so outdoor work around Kelloholm is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Questions from Kelloholm

Do you cover smaller places like Kelloholm?

Yes, Kelloholm is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Kirkconnel station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

How long does external mastic take?

As a guide, most jobs take a few hours for a handful of joints, longer for a whole elevation. Larger jobs naturally take longer, and we’ll tell you how long to expect.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints.

How long does external mastic last?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Every job carries our 12-month guarantee.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Are you fully insured?

Yes. We are fully insured for every job we do.

How it works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes anything from a few hours to several days, depending on the building, depending on the size of the job. Outdoor work around Kelloholm depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Keep soil, plants and ivy away from the joints
  • Keep movement joints as flexible joints, not mortar
  • Fix overflowing gutters above sealed joints
  • Show decorators and builders where the movement joints are

Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants are not designed to be painted and spoil the finish.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What sealant work can’t fix

Before booking, it’s worth knowing the limits too:

  • Loose or hollow render, which needs re-rendering
  • Cracked brickwork or render that needs a builder or plasterer
  • Cutting new joints into brickwork, which is building work rather than sealant work

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Façade panels
  • Joints between brick and frames
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints
  • Render & cladding joints

Surface by surface

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.

Render joints

Water behind render can lead to blown patches. A sound joint keeps the render dry behind.

External mastic in Kelloholm: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Rented homes near Kirkconnel station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What affects the quote in Kelloholm

Call for a quick quote. What matters most is:

  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • Whether there’s mould to deal with

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What we need to know

Before you ask for a quote, have a think about:

  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few pictures by email, if you can
  • The address or postcode of the job

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will talk you through the work and give you a clear quote.

What we are called out for in Kelloholm

If plants are growing out of a joint, the sealant has normally failed or was never there. Dirt and roots then trap moisture in the joint and speed up the damage.

Most people get in touch when they notice something like this:

  • Brick movement joints where the sealant has split
  • Hard, crazed mastic that has stopped moving
  • Water getting into walls through failed joints
  • Plants rooting in failed movement joints

Around Kelloholm, as everywhere, external mastic is only as good as the preparation behind it.
