External mastic in Kirkconnel, done properly

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two where mortar or filler would crack. We work on façade panels, joints between brick and frames and copings & trims, and people most often call us about sealant that has lost its bond to the brick or render and old sealant gone brittle and cracked.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

There’s a 12-month guarantee on every job, large or small.

Kirkconnel buildings and the weather

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you let a flat or house near Kirkconnel station, split movement joints are easy to miss on a rental until damp shows inside. In and around Kirkconnel, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Different surfaces, different methods

Cladding and façade panels

If the façade has a specified sealant, that’s what we use, or one the system allows. Tell us what the building has when you get in touch.

Render joints

Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.

Why act early in Kirkconnel

An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost around the joint, so the problem grows beyond the joint itself. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

What happens on the day

The work is kept neat and contained to the area we are working on. The job usually takes a few hours to a few days, depending on the length of joint and the access, and we tell you how long to leave it before we go. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Kirkconnel: your questions answered

Do you work for landlords with property near Kirkconnel station?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like Kirkconnel?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Is there a guarantee?

Yes. Every job comes with a 12-month guarantee.

What colours does the sealant come in?

We aim for a joint that suits the wall rather than one that jumps out. We’ll talk through colour options before we start.

Should I point up the gap in my brickwork?

No. Cement or mortar cannot stretch and the joint fails. If it has already been filled, we can generally cut it out and reseal it.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you will get one quote.

What is a movement joint?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Keep water from gutters off the wall
  • Keep soil, plants and ivy away from the joints
  • Get split or bare joints resealed while the damage is small
  • Tell anyone working on the walls about the movement joints

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.
