Kelloholm Window Mastic
Mastic around window and door frames, sills and patio doors for householders, landlords and businesses in Kelloholm. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.

- Sealant in the wrong colour for the frame
- Rushed sealant from a window installation
How the visit works
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a few frames, or a day or more for a whole house from start to finish. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- Keep children and pets away from the work area
- Let us know about earlier repairs to the joints
- Let us know about parking restrictions
How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
Advice
Window mastic in Kelloholm, done properly
Homes in Kelloholm have every kind of window: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. If you’re dealing with leaking joints at the ends of sills and untidy mastic left by window fitters, we can help.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

How we quote for window mastic
The quote reflects the job in front of us. We look at:
- Access and height
- Working hours on commercial sites
- Which sealant suits the joint
- How much there is to do
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What to tell us for a quote
When you contact us, these details help:
- Any previous sealing or DIY work
- Whether it’s a home or a business
- Roughly how big the job is
- Photos by email, if that’s easy
We quote each job on its own, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job and send pictures if you have them.
Work for landlords, hotels and businesses
Landlords and letting agents in Kelloholm can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Do not aim a pressure washer at the joints
- Repaint timber before it’s bare
- Look round the frames every year or so
- Wipe condensation off the frames
Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.
Why act early in Kelloholm
A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Questions from Kelloholm
Is Kelloholm within the area you cover?
Yes. Kelloholm is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is Kelloholm in your area for window mastic?
Yes. Our work covers the whole of Scotland, and Kelloholm is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you work for landlords and businesses?
Yes, we do. We work in homes, commercial premises and hotels, and we’re fully insured.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.
Can you get sealant to suit coloured frames?
Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.
Do you hold any approvals?
Yes. We are approved under the ARBOMaster scheme.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
What sealant work cannot fix
Sealant is not the answer to every problem, and we’ll tell you before work begins. Sealant will not put right:
- Rotten timber, which needs a joiner first
- A sash or casement that will not close properly
- A failed sealed unit that has misted up
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Window mastic in Kelloholm: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Around Kelloholm, as everywhere, window mastic is only as good as the preparation behind it. For landlords with property near Kirkconnel station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
