Window mastic in Mansfield, done properly
Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. We work on timber windows & doors, patio & French doors and uPVC windows, and people most often call us about leaking joints at the ends of sills and damp patches on the reveal after heavy rain.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Each job carries a 12-month guarantee, large or small.

Different surfaces, different methods
Patio & French doors
Heavy door frames can move more than windows. The sealant must cope with it.
Timber windows & doors
Wood swells when it’s wet and shrinks when it dries, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.
The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes most of a day for a typical house, less for a few frames, and the area is left clean. Outdoor work around Mansfield depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Getting ready for the visit

Related advice
Why deal with it now?
Resealing frames is a short job: it takes a few hours for a few frames, or a day or more for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What you pay reflects the work, not a rough estimate. That is why we ask about the job first and give you a clear price before we start.

DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
Mansfield questions
Do you cover smaller places like Mansfield?
Yes, Mansfield is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you work for landlords with property near New Cumnock station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Can resealing stop a draught around my window?
It will if the frame joint is the problem. We find where the air is coming from before we reseal.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
Are you insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
Do you seal inside as well as outside?
Yes, we do both. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.
Can I add another job to the visit?
Yes. More than one area can go on one quote.
Frames and glazing around Mansfield
The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Around Mansfield, as everywhere, window mastic is only as good as the preparation behind it. Letting a property close to New Cumnock station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

How to look after the new joints
To keep the joints looking good and working properly:
- Avoid blasting the frames with a pressure washer
- Keep drainage slots and sill grooves clear
- Check the mastic once a year
- Repaint timber before it’s bare
Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.
What we cannot put right
To be straight with you, there are a few things sealant will not fix:
- Draughts through the window seals rather than the frame
- Damp problems in the wall away from the window
- A failed sealed unit that has misted up
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.
