Window mastic in Logan

Window mastic in Logan, done properly

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. If you have hard, cracked sealant around windows and rushed sealant from a window installation, we can help, on uPVC windows, window sills and aluminium frames alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

You are covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

How the visit works

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes anything from an hour or two to a full day, depending on how many frames there are for a typical job. Outside jobs in Logan need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Keep paint off silicone joints
  • Look round the frames every year or so
  • Make sure the drainage slots are not blocked
  • Don’t aim a pressure washer at the joints

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

Landlords, agents and businesses in Logan

If you manage several properties in or around Logan, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Different surfaces, different methods

Window sills

Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. If we find rot, we will tell you before going ahead, as a joiner will need to deal with it.

Frames and glazing around Logan

The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Homes close to Lugar Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Managing a site like Robert Burns Academy? Then larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Auchinleck station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

FAQs for Logan

Will you come out to Logan?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Auchinleck station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Can new window sealant be painted?

Not if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.

Can you get sealant to suit coloured frames?

Yes, in most cases. Mention the frame colour when you ask for a quote and we will match it as closely as we can.

How do I get a quote for window mastic in Logan?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Damp coming through the wall itself rather than the frame joint
  • Rotten timber, which needs a joiner first
  • A door that needs adjusting, rehanging or new seals

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Timber windows & doors
  • Aluminium frames
  • Composite doors
  • Window sills
  • uPVC windows
  • Patio & French doors

How we quote for window mastic

Jobs vary more than people expect. The main factors:

  • Access and height
  • The number and length of the joints
  • Whether there’s mould to deal with
  • The old material and how stubborn it is

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • A few pictures by email, if you can
  • Where the job is, and your postcode
  • The rough size of the job

Every job is quoted individually, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job and send pictures if you have them.
