How we handle window mastic in Cronberry
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We are often asked to deal with hard, cracked sealant around windows and gaps between the frame and the inside reveal, on aluminium frames, uPVC windows and window sills.
In and around a place like Cronberry, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.
Each job carries a 12-month guarantee, large or small.

What window mastic looks like in Cronberry
The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
If you live in an older home near Lugar Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What we’re called out for in Cronberry
Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar never bonded as it should, and it lets go sooner than it should.
People generally contact us after spotting something like this:
- Water coming in at the bottom corners of a door
- Gaps left after new windows were fitted
- White mastic on grey or black frames
- Hard, cracked sealant around windows
For landlords with property near Auchinleck station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Why deal with it now?
Getting a straight, even bead on an outside frame takes practice, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. In an older home around Cronberry, damp from a failed joint can get into timber and plaster.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

- How many rooms, windows or areas are involved
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Don’t paint over the silicone
- Keep solvents and bleach off the sealant
- Keep drainage slots and sill grooves clear
- Wipe condensation off the frames
Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.
Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.
What we do, step by step
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for a handful of frames, longer for a whole house. For a place like Cronberry, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Let us know if you’ve seen damp or leaks
