Sand mastic for Mansfield homes and businesses

What affects the cost of sand mastic

The price is agreed before any work begins. It takes into account:

  • Which sealant suits the joint
  • Whether the work is at height
  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Helping us quote

When you call or email, these details help:

  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • The address or postcode of the job

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will take it from there.

About our sand mastic in Mansfield

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. We work on stone surrounds, brick reveals and timber door frames, and people most often call us about tired mastic found when preparing windows for paint and old cement repairs round a window that have failed.

Mastic can only go onto a dry joint, so outside work in Mansfield depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

You get a one-year guarantee, the same in Mansfield as everywhere else we work.

FAQs for Mansfield

I let a flat near New Cumnock station. Can you help?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Is Mansfield in your area for sand mastic?

Yes. Our work covers the whole of Scotland, and Mansfield is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Can I paint the new mastic?

It’s traditionally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.

Should I check with the council before work on a listed or conservation-area home?

Check with your local planning authority. They’ll tell you if consent is needed.

Which is right for my windows, sand mastic or modern sealant?

That depends on your windows. On many period windows, sand mastic looks right and suits the building, while modern frames normally get a flexible sealant.

Will there be a smell?

There can be a smell while the sealant cures. Ventilation helps.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

The process

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to a full day, depending on how many windows from start to finish. For a place like Mansfield, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.

Preparing for the visit

  • Move anything stored near the joints
  • Tell us about any previous sealing or DIY attempts
  • Mention any sign-in or site rules at work premises

Advice

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Plan mastic work ahead of painting
  • Ask the planning authority about consent for listed or conservation-area homes
  • Keep sills and gutters clear so water drains away
  • Check the mastic when you check the paintwork

Leave the new mastic alone while it firms up. It skins over quickly, but takes longer to harden fully.

Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.

Frames and glazing around Mansfield

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Mansfield is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.

In and around Mansfield, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. If you let a flat or house near New Cumnock station, older sash windows in a rental need their mastic kept sound to keep the weather out.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What happens if it’s left?

Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and blends with the stone or brick. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not guesswork. That is why we ask a few questions first and send you a clear quote before we start.

What we cannot put right

A few problems are outside what sealant work can do:

  • Decisions on consent for listed homes
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sashes that rattle, stick or will not open

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.
