Holywood External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for Holywood, backed by a one-year guarantee. Ask us for a quote.
- Water getting into walls through failed joints
- Sealant that has lost its bond to the brick or render
- Gaps where render, brick and frames meet
How we handle external mastic in Holywood
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we do not skip that step. We work on concrete & block, brickwork movement joints and copings & trims, and people most often call us about failed sealant between panels on a façade and sealant pulling away from one side of the joint.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Quotes for external mastic in Holywood
Every job gets its own quote. This is what makes a difference:
- The number and length of the joints
- The type of sealant required
- Whether old sealant or filler has to be cut out
- How easy the joints are to reach
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.
Asking for a quote
To help us quote quickly, please include:
- Any previous sealing or DIY work
- The address or postcode of the job
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear price before any work starts.
What happens if it’s left?
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. In an older home around Holywood, damp from a failed joint can get into timber and plaster.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What external mastic looks like in Holywood
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
Schools such as Maxwelltown High School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. In the older streets around Holywood Parish Church And Churchyard, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
Holywood is about 3 miles north-west of Dumfries, in Dumfries and Galloway. From the centre of Holywood to the outskirts, we cover external mastic for every kind of property, from flats and houses to offices and hotels. All of DG2 is covered for external mastic. You will find streets such as School Road and Dercongal Road. How the job changes by surface
Copings and trims
Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.
Render joints
Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.
What we do, step by step
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. Outside jobs in Holywood need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Where the joints are inside, avoid wetting them before we arrive
- Keep pets and children clear of the area while we work

Advice
Aftercare tips
To keep the joints looking good and working properly:
- Don’t let climbing plants root in the sealant
- Wash walls gently around the sealant
- Check external joints each spring
- Show decorators and builders where the movement joints are
Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.
Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.
What we’re called out for in Holywood
If plants are growing out of a joint, the sealant has generally failed or was never there. Dirt and roots then trap moisture in the joint and make things worse.
If you can see any of these, it’s time to have the joints looked at:
- Leaking joints around cladding and façade panels
- Damp patches traced to an open external joint
- Sealant that has lost its bond to the brick or render
- Weathered mastic that no longer stretches
Letting a property close to Dumfries station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.
What your quote should include
- Whether you can choose the colour
- How much experience the applicator has
- The length of the guarantee
- How hidden problems are handled
When something else is needed
Before you book, it’s worth knowing the limits:
- Failed render or damaged cladding panels
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Structural movement, which needs a surveyor or engineer
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

FAQs for Holywood
Can you help a landlord with a rental near Dumfries station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Will you come out to Holywood?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
What is backing rod for?
The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.
What does external mastic cost?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Can new sealant go over the old?
No, because it fails. The old sealant always comes out first.
How often do external joints need resealing?
It varies from wall to wall: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
