About our new build mastic in Mochrum
New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. We work on kitchens, bathrooms & en suites and windows & doors, and common reasons people get in touch are beads laid onto grit and dust from the build and sealant work across a run of new homes.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

Different surfaces, different methods
Kitchens
Worktops in new homes can move slightly as the house dries, which opens gaps along the back. A fresh flexible bead closes them.
Bathrooms and en suites
New-build bathrooms and en suites are where sealant fails most often. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.
The process
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to several days, depending on the number of plots. For a place like Mochrum, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each joint is checked for movement before work begins.
- We remove the failed sealant and clean the joints.
- Joints are dried and primed where the product calls for it.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- We check every joint and leave you with the cure times.
How to prepare
- Mention any sign-in or site rules at work premises
- Where the joints are inside, avoid wetting them before we arrive
- Clear the area around the work

Advice
Mochrum questions
Is there a guarantee on new build mastic in Mochrum?
All our work, in Mochrum and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Do you cover Mochrum for new build mastic?
Yes. We work across all of Scotland, and Mochrum is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Can you work on commercial sites?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Can you reseal over the builder’s sealant?
No. New silicone will not bond to old silicone, so it soon lifts and traps water. We cut the old bead out completely.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
I rent my home. Can I book you?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Do not seal over failed sealant yourself
- Wait for the cure time before using a resealed shower
- Photograph failed sealant before it’s redone
- Act quickly if a seal starts to leak
Keep an eye on the joints over the first couple of years. Small gaps can appear as the house dries and can be resealed later.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.
DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
When something else is needed
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- Leaking fittings rather than failed sealant
- Cracked trays, tiles or worktops
- Movement caused by a poorly fitted tray or bath
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
Common problems we fix in Mochrum
The first winter with the heating on dries a new home quickly. Gaps open along skirting, frames and worktops and cracks appear in the sealant.
It’s worth asking for a quote if you see:
- Plot mastic for developers ahead of handover
- Smeared, uneven beads picked up at snagging
- Beads laid onto grit and dust from the build
- Frame joints opening as the plaster dries
In and around Mochrum, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
