Problem with your failed sealant joints in Isle of Whithorn? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.

- Thick, messy sealant smeared over tiles
Remedial sealant in Isle of Whithorn, done properly
Two decades of sealant work means we recognise most failures quickly. We are fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. We work on leaking tray & enclosure joints, expansion joints and failed movement joints, and the jobs we see most are black mould underneath the bead and a shower that leaks however often it’s resealed.
A bathroom in a place like Isle of Whithorn gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
All our work is covered by a 12-month guarantee, wherever you are in Dumfries and Galloway.

What happens on the day
On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work usually takes a few hours, depending on how many layers have to come out. Around Isle of Whithorn, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
Before we arrive
- Tell us if parking is tricky
- Mention if the joints have been sealed before
- Tell us about any water getting in

DIY versus a professional finish
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Movement from fittings that aren’t supported
- A leaking trap, valve or supply pipe
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.
Joints and surfaces we work on
- Failed movement joints
- Botched or over-sealed joints
- Shrunken worktop sealant
- Expansion joints
- Leaking tray & enclosure joints
- Mouldy bath & shower sealant
Looking after it afterwards
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Keep bleach and abrasives off the bead
- Report a tray that rocks or a worktop that lifts
- Keep the room well ventilated
- Check ceilings under showers for marks
Keep the room ventilated: run the fan during and after showers, or open a window.
Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.
Remedial sealant around Isle of Whithorn
Isle of Whithorn is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In the older streets around Isle Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. In and around Isle of Whithorn, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

What the job involves on each surface
Windows & doors
A frame that keeps leaking may not be the mastic. If the frame joint isn’t the cause, we’ll say so.
Mouldy bath & shower sealant
Mould can sit behind the silicone, not just in it. Once it’s all removed, the joint is treated.
What affects the cost of remedial sealant
You will get a clear quote before work begins. It’s based on:
- The amount of work
- Any working-time requirements on site
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
Helping us quote
To make quoting easier, let us know:
- Pictures of the joints, sent by email
- The rough size of the job
- How we’d reach the joints
- Whether it has been sealed before
Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll take it from there.
Isle of Whithorn: your questions answered
Is Isle of Whithorn in your area for remedial sealant?
Yes, Isle of Whithorn is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Do you cover smaller places like Isle of Whithorn?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you remove old sealant without damaging the bath?
Yes, with care. The old bead is cut and lifted with tools that suit the surface, and the residue is cleaned away. We point out any damage that’s already there.
Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.
My shower still leaks after a reseal. Can you sort it?
Yes. We’ll take all the sealant out, look for why it failed and reseal it properly.
What if the leak is not the sealant?
That is why we look for the cause first. If we find the leak is elsewhere, we tell you before going further.
Will there be a smell?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Can you remove sealant that’s been put over old sealant?
Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s the only way the new joint will last.
What happens if it’s left?
Another bead over the top will not fix a failed joint. It does not grip the old layer, leaving the leak in place and one more layer to cut out later. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.
