Remedial sealant in Stranraer, done properly

A joint that keeps letting you down needs more than another bead. Send pictures when you send an email to info@mrmastic.co.uk. We work on botched or over-sealed joints, expansion joints and failed movement joints, and common reasons people get in touch are mould trapped under a layer of silicone and kitchen joints letting water behind the worktop.

Scottish towns like Stranraer tend to mix older stone-built streets, harled houses and newer estates. Whatever the age of the house, sealant and grout wear out in the end.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Do you need remedial sealant in Stranraer?

All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould. Then the only fix is removal and a new bead.

Most people get in touch after spotting one of these:

  • Floor or wall movement joints that have failed
  • Sealant applied over old sealant that has lifted
  • Sealant that came away because the surface wasn’t prepared
  • Kitchen joints letting water behind the worktop

If you let a flat or house near Stranraer station, botched sealant from a previous quick fix is easier to strip out between tenants.

What your quote should include

  • Which sealant they’ll use, and why
  • How long the guarantee is
  • How the joint is cleaned and prepared
  • How much experience the applicator has

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How the job changes by surface

Mouldy bath & shower sealant

Where mould keeps coming back, ventilation is normally part of the cause. Along with resealing, we will mention if the room needs better ventilation.

Over-sealed & botched joints

Botched joints sometimes have damaged edges from earlier scraping. We work carefully to avoid adding to it, and tell you about any damage we find.

Why act early in Stranraer

Remedial work takes longer than a straight reseal, but not by much: the work takes a few hours for most joints, depending on how much old sealant has to come out. Compared with chasing the same leak every few months, it’s time well spent. Scottish weather finds any gap, and in a town like Stranraer, failed outside joints soon let damp into walls. Indoors, failed sealant lets water into floors and ceilings.

Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

What happens on the day

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. A visit in Stranraer needs three things planned: access, parking and where the work is. Outside work depends on the weather, as sealant needs a dry surface.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Report a tray that rocks or a worktop that lifts
  • Deal with small splits early
  • Find out why the sealant failed first
  • Use a soft cloth, not a scourer, on silicone

Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.

Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.
