Remedial sealant in Castle Kennedy
Some sealant jobs aren’t a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all need stripping out. Common call-outs are for kitchen joints letting water behind the worktop and movement joints that have split or pulled away, across mouldy bath & shower sealant, shrunken worktop sealant and expansion joints.
A bathroom in a place like Castle Kennedy gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Big or small, you get the same one-year guarantee.

What affects the cost of remedial sealant
You’ll get a clear quote before any work starts. It takes into account:
- Working hours on commercial sites
- The size of the job
- Whether old sealant or filler has to be cut out
- How easy the joints are to reach
What it costs depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before we start.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Pictures of the joints, sent by email
- What the problem is, such as mould, gaps, leaks or cracking
- How we’d reach the joints
- How many joints, rooms or windows are involved
Need a quote? Please send an email to info@mrmastic.co.uk with a few details. We’ll explain what we’d do and give you a clear quote before any work starts.
Why act early in Castle Kennedy
Repeat failures have a cause. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What remedial sealant looks like in Castle Kennedy
Castle Kennedy is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Rented homes near Stranraer station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.
Castle Kennedy is about 3 miles east of Stranraer, in Dumfries and Galloway. Do you cover smaller places like Castle Kennedy?
Yes, Castle Kennedy is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
Do you work for letting agents?
Yes. We work for householders, landlords, letting agents, businesses and hotels.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Can you strip sealant from an acrylic tray safely?
Yes, with care. We cut and lift the old sealant with tools suited to the surface, then clean off the residue. We point out any damage that’s already there.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
What sealant work can’t fix
New sealant cannot fix everything, and we’ll tell you before any work starts. Sealant won’t put right:
- Tiles that have come away from the wall
- A tray or worktop that needs refixing first
- Cracks in the fitting rather than the joint
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
Joints and surfaces we work on
- Expansion joints
- Shrunken worktop sealant
- Failed movement joints
- Botched or over-sealed joints
- Leaking tray & enclosure joints
- Mouldy bath & shower sealant
Should I try it myself first?
A DIY attempt does not rule out a professional job. We cut it out and start again.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
When to call us in Castle Kennedy
One of the commonest remedial jobs is sealant on top of sealant. Silicone doesn’t bond to silicone, so the top layer lifts and water and mould collect between the two.
Most people get in touch after spotting one of these:
- Wide, uneven beads that look worse than the old ones
- Sealant applied over old sealant that has lifted
- Decorators’ caulk around a bath or shower
- Sealant peeling off a dusty or damp surface
Homes close to Old Parish Church and Burial-ground include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

The process
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for most joints, depending on how much old sealant has to come out. Outdoor work around Castle Kennedy depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Old beads and residue are removed down to clean surfaces.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Keep pets and children clear of the area while we work
- Let us know about parking restrictions

Advice
Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Find out why the sealant failed first
- Always have old sealant cut out, not covered
- Use a soft cloth, not a scourer, on silicone
- Act on a lifting corner straight away
Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.
A failing joint rarely gets better on its own. Every shower or downpour sends more water through, into floors, walls or ceilings. Sorting it early limits the damage.
