Sand mastic in Castle Kennedy
Sand mastic has long been used to fill the joint between timber frames and masonry. It’s a mix of sand and a linseed-oil-based binder, applied by hand. On period homes, it looks right where silicone wouldn’t. We work on period & listed homes, tenement windows and sash and case windows, and people most often call us about mastic that needs renewing before redecorating and gaps where the frame meets the masonry.
Mastic can only go onto a dry joint, so outside work in Castle Kennedy depends on the weather. Let us know about access to every frame, including any upstairs.

What we are called out for in Castle Kennedy
Over the years, sand mastic weathers. It hardens, cracks and starts to come away on the stone or timber.
Signs it’s time to call us include:
- Wind and rain getting in round a sash window
- Gaps between timber frames and stone or brick
- Mastic worn away on windows facing the weather
- Tired mastic found when preparing windows for paint
If you let a flat or house near Stranraer station, older sash windows in a rental need their mastic kept sound to keep the weather out.
Questions to ask before booking

Castle Kennedy: your questions answered
Does the coastal weather in Castle Kennedy affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Do you work for landlords with property near Stranraer station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all.
How long does sand mastic take?
It depends on the size of the job, but most jobs take a few hours per window, depending on the condition of the joints. We’ll tell you when we quote.
How long does sand mastic take to go off?
Not straight away. It skins first and hardens fully later, and we will tell you what to expect.
Can old silicone round a sash window be swapped for sand mastic?
Yes, we do this often. The old silicone has to come out completely so the mastic can sit properly.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover Castle Kennedy.
Why it’s worth doing now in Castle Kennedy
Cement-based fillers and modern sealants don’t always suit a period surround. Sand mastic matches what was there, which can matter on listed and conservation-area homes. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

Work for landlords, hotels and businesses
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
What we do, step by step
We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours per window, depending on the condition of the joints. For a place like Castle Kennedy, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Each surround is checked first.
- We rake out the old mastic and clean the joint.
- Large voids are packed out.
- We point the joint with sand mastic by hand.
- We finish the mastic to a tidy line.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Clear items away from the joints we are working on
- Mention any sign-in or site rules at work premises

Frames and glazing around Castle Kennedy
Castle Kennedy is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For an older house near a landmark such as Old Parish Church and Burial-ground, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What else we do in Castle Kennedy
Different surfaces, different methods
Timber door frames
A neat sand mastic joint round a front door suits a period home.
Tenement and terrace windows
Where a building is shared, window work may involve neighbours, so check who is responsible first.
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Looking after it afterwards
To keep the joints looking good and working properly:
- Leave the new mastic unpainted
- Plan mastic work ahead of painting
- Check the mastic when you check the paintwork
- Get any rot dealt with first
Look at the mastic when you look over the windows. Small cracks are easier to deal with early.
An open joint round the box lets weather through. Left, the gap tends to get bigger.
