About our sand mastic in Dunragit
Burnt sand mastic is a traditional material blends with stone and brick surrounds. It’s a good fit for period properties where a modern sealant bead would stand out. We work on timber door frames, sash and case windows and period & listed homes, and the jobs we see most are silicone on a period window that looks wrong and mastic dropping out of the joint.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
Each job carries a 12-month guarantee.

Do you need sand mastic in Dunragit?
Previous repairs in cement or silicone often trap water or crack away. They do not move with the timber, and they usually need raking out.
These are the problems we are asked about most:
- Mastic worn away on windows facing the weather
- Wind and rain getting in round a sash window
- Crumbling sand mastic round a window
- Cracked mastic round a front door frame
For jobs in and around Dunragit, choosing the right material for each joint is as important as a tidy finish.
What your quote should include
- Whether the sealant suits the joint
- Whether all the old sealant comes out first
- Who turns up on the day
- How the surfaces are prepared before sealing
Sand mastic in Dunragit: local notes
Dunragit is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In and around Dunragit, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

- Any previous sealing or DIY work
- If it’s domestic, commercial or a hotel

Why it’s worth doing now in Dunragit
Cement-based fillers and modern sealants do not always suit a period surround. Sand mastic is the like-for-like choice and that can be important for listed homes. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

Dunragit questions
Can you do sand mastic in Dunragit?
Yes, Dunragit is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.
Is sand mastic in a coastal place like Dunragit any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Can sand mastic be painted?
Traditional guidance is not to paint over sand mastic. Ask us before you decorate around it and we will talk you through it.
Are you insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover Dunragit.
Should I check with the council before work on a listed or conservation-area home?
Checking first is sensible. Ask your local planning authority whether consent is needed for work on a listed home or in a conservation area.
Can you replace silicone on a period window with sand mastic?
Yes. The silicone is cut out and the joint cleaned, then point it with sand mastic.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
What we cannot put right
We will always be straight with you, so here’s what sealant can’t fix:
- Decayed frames that need repair
- Planning or listed building consent (your local planning authority decides)
- Sash cords, weights and draught-proofing of the sashes
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

How it works
At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes a few hours per window, depending on the condition of the joints, depending on how much there is to do. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.
Before we arrive
- Keep children and pets away from the work area
- On commercial sites, let us know about site rules
- Tell us about access, such as stairs, a lift or high-level joints

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
