What sealant work can’t fix

Before you book, it’s worth knowing the limits:

  • A tray or bath that is not properly supported, until it’s fixed
  • Disputes or warranty claims with your builder
  • Leaking fittings rather than failed sealant

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

New build mastic in Rankinston

We never seal over a failed new-build bead. New silicone will not bond to old silicone, so the joint is cut out, cleaned, dried and resealed. If you have frame joints opening as the plaster dries and untidy sealant flagged on a snagging list, we can help, on bathrooms & en suites, show homes and windows & doors alike.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Every job is covered by a 12-month guarantee, wherever you are in South Ayrshire.

FAQs for Rankinston

Do you cover Rankinston for new build mastic?

Yes, Rankinston is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you cover smaller places like Rankinston?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Do you work for developers?

Yes. We work through plots to your schedule, room by room. Get in touch with the number of plots and the scope and we will quote.

Can you match the sealant colour to my new kitchen or bathroom?

White and clear are the most common, but other colours are available. We choose one to suit the room before we begin.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Avoid scourers and strong chemicals on sealant
  • Do not seal over failed sealant yourself
  • Wait for the cure time before using a resealed shower
  • Do not wait for the house to settle if water is getting through

Leave the sealant for the cure time we give you before showering or bathing. Silicone is usually left for about a day before water reaches them.

Early snagging is easier snagging. Left alone, a small crack can become a leak over time.

The process

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take a few hours for most snagging lists, longer for a run of plots. Outside jobs in Rankinston need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks
  • Let us know about parking restrictions

Why it’s worth doing now in Rankinston

If you are still in the builder’s snagging or warranty period, ask them to put it right first. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit is usually more efficient than separate visits. We will give you a clear price for the lot.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Common problems we fix in Rankinston

If plaster or screed was still damp when it was sealed, the bond suffers. Site programmes do not always leave time for joints to dry.

Look out for any of the following:

  • Frame joints opening as the plaster dries
  • Sealant applied over dusty or wet surfaces
  • Skirting joints opening in the first winter
  • Smeared, uneven beads picked up at snagging

In and around Rankinston, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
