Trusted new build mastic in Barrhill

New build mastic for homes and businesses in Barrhill

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation. We work on show homes, bathrooms & en suites and plot handovers, and people most often call us about kitchen sealant that has pulled off the wall and new-build shower sealant that has already split.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

You get a one-year guarantee, the same in Barrhill as everywhere else we work.

What we do, step by step

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job generally takes anything from a few hours to several days, depending on the number of plots, and we tell you how long to leave it before we go. Somewhere like Barrhill may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. We check every joint and tell you how long each needs to cure.

Advice

Looking after it afterwards

After the cure time, these simple habits help:

  • Avoid running a DIY bead over the old one
  • Do not wait for the house to settle if water is getting through
  • Ventilate bathrooms well, especially in the first year
  • Raise failed sealant with the developer while you are covered

Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers so moisture does not sit on the sealant.

Report failed sealant to the builder while you’re in the snagging period. Once it ends, the repair may be down to you.

Can landlords and businesses book you?

Yes, often. Several properties can be quoted together.

New homes and floors in Barrhill

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Barrhill is in the west of Scotland, which is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

Around Barrhill, as everywhere, new build mastic is only as good as the preparation behind it.

How the job changes by surface

Plot handovers

Plot mastic is carried out to the developer’s schedule. Joints are prepared properly before sealing to keep callbacks down.

Kitchens

New-kitchen sealant is often applied in a rush. We take it out and reseal neatly, colour-matched where it shows.

What affects the quote in Barrhill

For a quick quote, just ask. The main things that affect it are:

  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • Access and height
  • Which sealant suits the joint

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

What we need to know

To help us quote quickly, please include:

  • Photos by email, if that is easy
  • Whether it has been sealed before
  • How many joints, rooms or windows are involved
  • The type of property

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • A tray or bath that is not properly supported, until it’s fixed
  • Plumbing faults behind the sealant
  • Disputes or warranty claims with your builder

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

Surfaces we seal

  • Bathrooms & en suites
  • Plot handovers
  • Windows & doors
  • Kitchens
  • Skirting & floors
  • Show homes

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What we are called out for in Barrhill

The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.

Signs it’s time to call us include:

  • Sealant work across a run of new homes
  • Worktop and upstand sealant coming away
  • Joints pulling apart as timber shrinks
  • Leaking shower tray seals in a new home

If you’ve bought a new home near Barrhill station, the sealant around baths, showers and frames is worth checking in the first year or two.

Before booking anyone

  • What product goes in the joint
  • What preparation is included
  • What happens if they find a problem under the old sealant
  • What guarantee comes with the work
