New build mastic for homes and businesses in Sundrum
A new build should have a neat, sound bead at every joint. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water gets into the floor or walls. If you are dealing with shower seals failing in the first year or two and worktop and upstand sealant coming away, we can put it right, on plot handovers, show homes and windows & doors alike.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
A 12-month guarantee comes as standard, so you’re covered after we have gone.

Sundrum: your questions answered
Do you cover Sundrum for new build mastic?
Yes. Our work covers the whole of Scotland, and Sundrum is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Do you work for landlords with property near Ayr station?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
How do I get a quote for new build mastic in Sundrum?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.
Can you work on commercial sites?
Yes. We can plan bigger jobs in stages.
Should I go to my builder first?
Start with your builder while their snagging or warranty period runs. After that, or if their repair keeps failing, we can do it.
Is it worth resealing while the house is still settling?
If the seal has failed and water is getting in, do it now. Small gaps that are just cosmetic can be resealed once movement has slowed.
Will you just run a new bead over the existing one?
No. Over-sealing traps mould and water and soon fails. All the old sealant comes out before work begins.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Different surfaces, different methods
Windows and doors
Internal joints between frames and plaster often crack as a new house dries. We remove cracked sealant and apply a flexible one in a matching colour.
Skirting and floors
Floors and skirting move as the house dries and the heating runs. Caulk cracks; a flexible sealant moves with it.
When it isn’t the sealant
We won’t take on work that won’t last, so here’s what sealant can’t put right:
- Leaks from pipes, valves or wastes, which need a plumber
- Damaged fittings that need replacing
- Your warranty claim itself, which is between you and the builder
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Joints and finishes in Sundrum homes
Sundrum is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
For new homes near Ayr station, it’s worth checking the sealant early, while snags are still fresh.

How it works
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours in a single home, and the area is left clean. Around Sundrum, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Each joint is checked for movement before work begins.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- On commercial sites, let us know about site rules
- Tell us about access, such as stairs, a lift or high-level joints

How to look after the new joints
So the new joints stay in good condition:
- Look at the sealant regularly in the first couple of years
- Do not seal over failed sealant yourself
- Record problems with dated pictures
- Wait for the cure time before using a resealed shower
Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing to help keep mould away.
Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black saves a harder job later.

When to call us in Sundrum
If plaster or screed was still damp when it was sealed, the bond suffers. On a busy site, joints aren’t always given time to dry.
Common reasons people contact us include:
- Messy sealant that spoils new finishes
- Sealant applied over dusty or wet surfaces
- Frame joints opening as the plaster dries
- Skirting joints opening in the first winter
Around Sundrum, as everywhere, new build mastic is only as good as the preparation behind it.
What your quote should include
- How the surfaces are prepared before sealing
- Whether VAT is included
- Whether the sealant suits the joint
- How long the guarantee is
