Sand mastic in Sundrum

How we handle sand mastic in Sundrum

A silicone bead around a sash window can look out of place and does not suit the building. Sand mastic gives a finish that matches the age of the house and we can swap the silicone for it. If you’re dealing with modern sealant on a period surround and failed mastic on an exposed elevation, we can put it right.

Mastic can only go onto a dry joint, so outside work in Sundrum depends on the weather. Tell us about access to all the windows and doors, upstairs included.

Big or small, it’s backed by our 12-month guarantee in Sundrum and across South Ayrshire.

The process

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours per window, depending on the condition of the joints, including the tidy-up. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Getting ready for the visit

  • Let us know about parking restrictions
  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can

Advice

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

What happens if it’s left?

Replacing sash windows is a big decision for a period home, and in listed buildings it may need consent. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What the job involves on each surface

Timber door frames

Round a period front door, sand mastic gives the right look.

Sash and case windows

On a sash window, the mastic joint shows on the outside so we finish it carefully.

Sand mastic in Sundrum: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For landlords with property near Ayr station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

What affects the quote in Sundrum

Every job gets its own quote. This is what makes a difference:

  • How easy the joints are to reach
  • The number of rooms or windows
  • When we can work, for business premises
  • The old material and how stubborn it is

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • How we’d reach the joints
  • What’s wrong with the joints now
  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel

Every job is quoted individually, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details and send pictures if you have them.

Common problems we fix in Sundrum

Shallow joints are a common cause. A thin layer does not hold well so we make sure the new mastic is the right thickness.

People usually contact us when they notice something like this:

  • Failed mastic on an exposed elevation
  • Wind and rain getting in round a sash window
  • Old cement repairs round a window that have failed
  • Open joints round the window box

Homes close to Coylton Parish Church include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

FAQs for Sundrum

Do you work for landlords with property near Ayr station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Can you do sand mastic in Sundrum?

Yes, Sundrum is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

How much does sand mastic cost in Sundrum?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

How long does sand mastic take to go off?

It skins over fairly quickly but takes longer to harden fully. We’ll tell you what to expect for your job.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little.
