About our new build mastic in Patna
Some new-home owners let the house settle before resealing. For small cosmetic gaps, that’s reasonable, but a failed shower or bath seal shouldn’t wait. We are often asked to deal with frame joints opening as the plaster dries and skirting joints opening in the first winter, on bathrooms & en suites, show homes and kitchens.
Work in a place like Patna is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
Each job carries a 12-month guarantee.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Keep water off fresh sealant until it has cured
- Watch for new gaps as the house dries out
- Open a window or run the fan after bathing
- Avoid scourers and strong chemicals on sealant
Photograph failed sealant before it’s redone and keep the builder’s replies. It’s useful if you need to raise other issues later.
If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
When it is not the sealant
It helps to know what we cannot do too:
- Your warranty claim itself, which is between you and the builder
- Structural cracks in walls or ceilings
- Damaged fittings that need replacing
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

New build mastic around Patna
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Patna is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.
Whether the job is in Patna itself or nearby, the right material for each joint matters as much as a neat finish. In and around Patna, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

For landlords and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.
What happens on the day
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to several days, depending on the number of plots. Outside jobs in Patna need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- Baths are filled with water, then the new sealant is applied.
- We check every joint and leave you with the cure times.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know if you’ve seen damp or leaks
- Mention any sign-in or site rules at work premises

Patna questions
Is there a guarantee on new build mastic in Patna?
Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Is Patna in your area for new build mastic?
Yes. Our work covers the whole of Scotland, and Patna is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Do you take out the old sealant first?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Why has my new-build shower seal failed already?
Cracking in the first couple of years is common as timber and plaster dry out. Rushed application on dusty surfaces makes it worse.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Can you reseal over the builder’s sealant?
No. Fresh silicone doesn’t stick to the old layer, so sealing over the top fails quickly. The old sealant always comes out first.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Different surfaces, different methods
Windows and doors
Internal joints between frames and plaster often crack as a new house dries. We remove cracked sealant and apply a flexible one in a matching colour.
Kitchens
Sink joints are wet all the time. We use a sealant suited to kitchens, food-safe where it’s needed.
