- Splits where the tray meets the wall
- A reseal done over the top of the old bead
- A messy, uneven bead from a previous reseal
Different surfaces, different methods
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.
Bathroom resealing for homes and businesses in Patna
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We are often asked to deal with water getting behind the kitchen upstand and a reseal done over the top of the old bead, across baths, basins & vanity units and wet rooms.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
Each job carries a 12-month guarantee, large or small.

For landlords and businesses
Housing providers, facilities teams and property managers book us too in Patna and across South Ayrshire. We can quote a run of properties together, and we are fully insured for the work.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
What affects the quote in Patna
We don’t publish a price list, because jobs vary so much. What we look at:
- Whether the work is at height
- Any working-time requirements on site
- The type of sealant required
- How many areas need sealing
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.
What to tell us for a quote
To help us quote quickly, let us know:
- If it’s domestic, commercial or a hotel
- The problem you’ve noticed
- Pictures of the joints, sent by email
- How many joints, rooms or windows are involved
We quote each job on its own, so start by telling us what you need. Just email us at info@mrmastic.co.uk with the details and send photos if you have them.
How to look after the new joints
After the cure time, these simple habits help:
- Don’t leave water standing on kitchen joints
- Give the silicone its full cure time
- Open a window or run the fan so the room dries
- Keep bottles off the sealant line
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
What we cannot put right
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Water coming from the plumbing rather than the joint
- Failed grout lines across the wall
- Damage behind the tiles that needs a tiler
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
Surfaces we seal
- Sinks & splashbacks
- Kitchen worktops & upstands
- Wet rooms
- Baths
- Basins & vanity units
- Shower trays & enclosures
What happens on the day
You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes half a day or less for one room, longer when the kitchen is included in most cases. Somewhere like Patna may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- Clear items away from the joints we’re working on
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any parking rules near the property

Advice
FAQs for Patna
Will you come out to Patna?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you do bathroom resealing in Patna?
Yes. Our work covers the whole of Scotland, and Patna is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
What does bathroom resealing cost?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Can new silicone go straight over the old?
No. Fresh silicone cannot stick to the old bead, so it lifts and traps water and mould underneath. We always take the old sealant out completely.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

What bathroom resealing looks like in Patna
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Around Patna, as everywhere, bathroom resealing is only as good as the preparation behind it. Whether the job is in Patna itself or nearby, the right material for each joint matters as much as a neat finish.

DIY versus a professional finish
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
