Mossblown questions
Do you cover smaller places like Mossblown?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
I let a flat near Prestwick Town station. Can you help?
Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Will you assess my building’s fire safety?
No. We follow the requirements from your assessor, designer or building control and install to the manufacturer’s details.
How much does fire rated sealant cost in Mossblown?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.
Can you quote for more than one area?
Yes, and it often makes sense. Doing several areas at once is normally more efficient.
What’s the difference between intumescent and fire-rated sealant?
An intumescent sealant expands when it gets hot to help seal the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.
Are you insured?
Yes. We are fully insured.
Can you work in occupied buildings?
Yes. We regularly work in flats, HMOs, schools and offices while they’re in use, with access planned around residents or staff. Early starts or out-of-hours work can be arranged.
Fire rated sealant in Mossblown, done properly
Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. If you have holes left by a change of layout and standard silicone or caulk in a fire-stopping gap, we can put it right, on linear gaps, door frames and service penetrations alike.
If you look after holiday lets, a guest house or a community building in or near Mossblown, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Why deal with it now?
For some gaps, sealant is not the right answer and another system is needed. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap isn’t suitable for sealant, we’ll tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Allow for resealing whenever new services are run
- Don’t paint over fire sealant until it has cured
- Keep the record of products and locations with your fire safety documents
- Make resealing part of every contractor’s brief
Look at the sealed gaps as part of your routine walk-rounds. Look for cracks, gaps or sealant that has been cut or pulled out and get them seen to.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.
What fire rated sealant looks like in Mossblown
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.
Schools such as Drumley House School are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices.

Our applicators cover all of the KA6 postcode area for fire rated sealant and the streets around it. Common problems we fix in Mossblown
Over time, buildings change layout and use. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.
The most common problems we see are:
- Old fire sealant that has split or come away
- Gaps around pipes and cables through fire-resisting walls
- Ordinary sealant used where a fire-rated product was needed
- Damaged fire sealant left by other trades
If you let a flat or house near Prestwick Town station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.
Questions to ask before booking
- Are they insured?
- What the quote includes, VAT included or not
- Which colour the sealant will be
- What happens if they find a problem under the old sealant
Landlords, agents and businesses in Mossblown
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
How it works
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes from a few hours to a few days, depending on the number of gaps and the access from start to finish. Around Mossblown, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Access to each area is agreed so the work can run in order.
- We take out any damaged or unsuitable sealant.
- Dust and loose debris are cleaned from each gap.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- We record what was done and flag anything that needs a different system.
Getting ready for the visit
- Move anything stored near the joints
- Let us know about stairs, lifts or work at height
- Mention any leaks or damp you’ve noticed

What we cannot put right
In fairness, there are a few things sealant won’t fix:
- Sign-off of the building, which sits with building control or your assessor
- Deciding what fire stopping a building needs
- Big openings where sealant alone isn’t the tested solution
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
