Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
What sealant work cannot fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- Faulty window hardware
- A door that needs adjusting, rehanging or new seals
- Penetrating damp from a failed cavity tray or render
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Doonfoot homes and the weather
Doonfoot is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
If you let a flat or house near Ayr station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. If you look after a building such as Wellington School, larger buildings have plenty of frames, and the mastic around each one ages.
Doonfoot is about 2 miles south-west of Ayr, in South Ayrshire. We provide window mastic to homeowners, landlords and businesses in Doonfoot and the surrounding area. We cover 52 towns and villages across South Ayrshire. There’s also a page for Glasgow, about 32 miles away.
Work in KA7 works the same way as everywhere else we cover. That includes homes and businesses on Dunure Road, Tiree Avenue and Greenan Road and the roads around them. We also cover Alloway (1 mile east), Seafield (1 mile north-east), Belmont (2 miles north-east), Ayr (2 miles north-east) and Forehill (2 miles north-east). Why it’s worth doing now in Doonfoot
If you are painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished. In a place like Doonfoot, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Doonfoot: your questions answered
Do you work for landlords with property near Ayr station?
Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Is Doonfoot within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
When is the sealant fully cured?
That depends on the sealant used, so follow the cure time we give you when we finish.
Can you seal over the old sealant?
No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Do you guarantee window mastic?
Yes. Every job comes with our 12-month guarantee, and we are ARBOMaster approved applicators.
Can you reach windows above the ground floor?
Yes, where it’s safe. Higher or awkward frames may need extra access, and we will confirm what’s needed.
Other services in Doonfoot
Do you need window mastic in Doonfoot?
Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.
It’s worth asking for a quote if you see:
- Mastic that is falling out in pieces
- Damp patches on the reveal after heavy rain
- Sealant in the wrong colour for the frame
- Gaps left after new windows were fitted
For an older house near a landmark such as Alloway Kirk, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
What your quote should include
- How much experience the applicator has
- Are they insured?
- How long the guarantee is
- How long to leave it before use
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Check the mastic once a year
- Keep solvents and bleach off the sealant
- Repaint timber before it’s bare
- Use gentle cleaners on frames and sealant
Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
How the visit works
You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes most of a day for a typical house, less for a few frames for a typical job. Somewhere like Doonfoot may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Tell us about any water getting in
- Tell us if parking is tricky
- Let us know about earlier repairs to the joints
Getting a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Different surfaces, different methods
Patio & French doors
Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.
Composite doors
If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.
