Window mastic for homes and businesses in Collennan
Frames and walls do not move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. We work on uPVC windows, composite doors and window sills, and people most often call us about gaps left after new windows were fitted and water coming in at the bottom corners of a door.
Mastic can only go onto a dry joint, so outside work in Collennan depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
Your job is guaranteed for a year, as with all our work.

Collennan homes and the weather
Collennan is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
Rented homes near Barassie station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

Different surfaces, different methods
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.
Aluminium frames
Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.
Collennan questions
Is Collennan within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Barassie station?
Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Can you quote for more than one area?
Yes. Just list everything you need.
Do you do commercial work?
Yes. We have worked for hotels, offices and other businesses and we’re fully insured.
Is it OK to seal over old sealant?
No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Can you get sealant to suit coloured frames?
Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.
Can you seal the gap between the frame and the plaster indoors?
Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.
What affects the quote in Collennan
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- How much old sealant there is and how hard it is to remove
- The type of sealant required
- Any mould that needs treating
- Any working-time requirements on site
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
You do not need to know the technical terms. It helps if you can tell us:
- Whether it has been sealed before
- Where the property is
- A few pictures by email, if you can
- Any access issues, like height or stairs
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.
Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What else we do in Collennan
What happens if it’s left?
A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. In a place like Collennan, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.
Why us?

- Tidy, careful work

Common problems we fix in Collennan
Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, and a gap filled solid cannot flex. That is what backing rod is for.
Keep an eye out for these signs:
- Mastic that’s falling out in pieces
- Hard, cracked sealant around windows
- Damp patches on the reveal after heavy rain
- Gaps left after new windows were fitted
For site and facilities teams at buildings such as Marr College, its window and door frames need their mastic kept sound, just like a home’s.
Questions to ask before booking
- Is the old sealant removed completely?
- What insurance they hold
- Which sealant they’ll use, and why
- Whether VAT is included
How the visit works
At the end, we look at the finished work together and explain the cure time. The work normally takes most of a day for a typical house, less for a few frames, depending on how much there is to do. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we look at every frame and agree the list.
- The old mastic is cut out and the surfaces cleaned back.
- We fit backing rod in deep gaps so the sealant is the right depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.
How to prepare
- Let us know about earlier repairs to the joints
- Move anything stored near the joints
- Let us know if you’ve seen damp or leaks
