Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

How we handle bathroom resealing in Shewalton

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Shewalton. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. Typical jobs include gaps between the worktop and the wall and two layers of silicone, both failing, across wet rooms, sinks & splashbacks and baths.

For a place like Shewalton, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen and we leave things clean and tidy. Outside jobs in Shewalton need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

How to prepare

  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks
  • Let us know about stairs, lifts or work at height

Questions from Shewalton

I let a flat near Irvine station. Can you help?

Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Is Shewalton within the area you cover?

Yes. Shewalton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

How long before the new sealant can get wet?

Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

Can new silicone go straight over the old?

No. Fresh silicone cannot stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.

What does bathroom resealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.

How long does it take to reseal a bath or shower?

A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Why deal with it now?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Combining jobs into one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.

How we quote for bathroom resealing

Call for a quick quote. What matters most is:

  • The old material and how stubborn it is
  • How much there is to do
  • Access and height
  • How many areas need sealing

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • If someone has resealed it before
  • Whether it’s a home or a business
  • The problem you’ve noticed
  • How many joints, rooms or windows are involved

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand.

Bathroom resealing in Shewalton: local notes

Shewalton is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you let a flat or house near Irvine station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Greenwood Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Cracks in the tray itself rather than the joint
  • Water getting in through the grout rather than the sealant
  • Tiles that have come away from the wall

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Different surfaces, different methods

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.
