Work for landlords, hotels and businesses

For anyone letting property in or around Fullarton, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Bathroom resealing around Fullarton

Fullarton is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

In the older streets around Irvine Old Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Irvine station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Greenwood Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Fullarton is about 1 mile south-west of Irvine, in North Ayrshire. From the centre of Fullarton to the outskirts, bathroom resealing is available for homes and businesses alike, from flats and houses to offices and hotels. Across North Ayrshire, we cover 53 places, and Fullarton is one of them. Our Glasgow page covers work nearby.

Aftercare tips

After the cure time, these simple habits help:

  • Wipe up water along the back of the worktop
  • Keep an eye on the corners, where splits start
  • Keep scourers and sharp tools away from the bead
  • Stick to a soft cloth and a mild cleaner

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually will not remove it. Replacing the sealant early keeps the job small.

Honest limits

It helps to know what we cannot do:

  • Movement from a bath with loose feet or no proper support
  • Cracked or missing grout between tiles (that’s regrouting)
  • Cracks in the tray itself rather than the joint

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks
  • Baths
  • Kitchen worktops & upstands

Common questions in Fullarton

Can you help a landlord with a rental near Irvine station?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do you work for hotels and guest houses in Fullarton?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Where do you work from?

Mr Mastic is based in Crawley. We cover Fullarton and the rest of North Ayrshire, along with the rest of our area.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and we will quote it together.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Can new silicone go straight over the old?

No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.

How it works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere like Fullarton may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work

How the job changes by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Leave it or put it right?

Sorting it now is quick: it takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a place like Fullarton, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost reflects the work involved, not guesswork. That is why we ask about the job first.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
